EXHIBIT "A" Conditions of Approval PUD-80-2-2M 1. That the development of the project site shall be substantially as shown in the Design Guidelines (dated June 3, 1986) and Master Plan - Roadway and Perimeter Improvements (dated April 18, 1986) on file with the City Planning Division except for minor clarifying modifications which may be made in agreement by the Director of Planning and the developer in finalizing these documents. 2. That the Conditions of Ordinance No. 975 (PUD-80-2) be modified or deleted as shown below: a. Condition #2 - Add "...The motel shall be constructed either at the corner of 1-680 and Bernal Avenue or in the interior zone directly north of the intersection of Koll Center Parkway and Koll Center Drive." b. Condition #11 - Modify to read "...That the developer work with Caltrans and the City to develop and install (and maintain, if required) a landscape plan for the 1-680 frontage of the site." c. Condition #14 - Delete d. Condition #21 - Modify to read "...land preparation for subdivision improvements should be restricted to the period of April to November..." e. Condition #23 - Modify to read "...shall require approval by the City Council following review and recommendation by the Planning Commission prior to issuance of building permits. Approval shall be by resolution." f. Condition #24 - Delete g. Condition #35 - Delete 3. That to the extent the standards, requirements, and guidelines contained in the Design Guidelines and Master Plan - Roadway and Perimeter Improvements conflict with conditions of approval or standards set forth in Ordinance No. 975, the standards, requirements, and guidelines contained in the former documents shall control. 4. That the Director of Planning shall review and approve the final plans for all work to be done within the Arroyo del Valle, including the slide repair, prior to the commencement of any such work.
