EXHIBIT "B" <br /> CONDITIONS OF APPROVAL <br /> <br /> PUD-86-2 <br /> <br />1. That the development plan shall substantially conform to the <br /> plans, Exhibit A, on file with the Planning Department. <br /> <br />2. That the proposed perimeter block wall be revised to a <br /> "Tomax" design with a top row of cap blocks and that the wall <br /> panels be alternated between the smooth and rough sides, the <br /> final design to be approved by the Planning Director prior to <br /> issuance of a building permit. <br /> <br />3. That the proposed block wall be installed along the entire <br /> length of the eastern and northern property lines, including <br /> the PT&T parcel unless otherwise determined by the Planning <br /> Department. <br /> <br />4. That red curbs and/or "No Parking" signs, as required by <br /> State law, be installed along both sides of the onsite access <br /> driveway in order to maintain clear access at all times. <br /> <br />5. That the uses for the project site shall be limited to those <br /> permitted and conditionally permitted within the Commercial <br /> Service Zoning District except for mini-storage uses which <br /> are now permitted. <br /> <br />6. That the development standards for the site shall be those of <br /> the Commercial Service Zoning District except as modified <br /> with this project approval. <br /> <br />7. That the proposed wall sign shall be eliminated and the <br /> freestanding monument sign shall be reduced in size to a <br /> height of 6'0" and an overall length of 6'-7', the final <br /> design to be approved by the Planning Director prior to <br /> issuance of a building permit. <br /> <br />8. That the proposed colors for the signs be revised to replace <br /> the white color to a less bright (muted) color for the sign <br /> face and cabinet. <br /> <br />9. That the property shall participate in a Mutual Benefit <br /> District(s) which may be formed to finance Old Santa Rita <br /> Road street improvements, said property would be responsible <br /> for its frontage costs as determined by the City engineer. <br /> <br />10. That at no time shall any of the storage areas be allowed to <br /> accommodate a commercial business (especially car repair, <br /> paint shop, etc.). <br /> <br />11. That the applicant shall be responsible for the design, <br /> installation and financing of the proposed storm drain system <br /> <br /> <br />
