CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, CALIFORNIA <br /> <br /> ORDINANCE NO. 1249 <br /> <br /> ORDINANCE AMENDING SECTIONS OF TITLE 18 PERTAINING TO <br /> DESIGN REVIEW OF ADDITIONS TO SINGLE-FAMILY HOUSES THAT <br /> ARE GREATER THAN TEN (10) FEET IN HEIGHT <br /> <br />THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS <br />FOLLOWS: <br /> <br />Section 1: Section 18.84.100 of the Pleasanton Municipal Code <br /> (PMC) is hereby amended to read as follows: <br /> <br /> "In an R-1 District, at the time of initial <br /> construction, main structures exceeding 15 feet in <br /> height shall be separated by a distance of at least 20 <br /> feet; provided, however, portions of two structures, <br /> only one of which is in excess of 15 feet in height, <br /> shall be separated by at least 17 feet. Additions to <br /> the main structure may be constructed with the same <br /> setback as the existing first floor setback, provided <br /> that the addition does not encroach any farther into the <br /> setback than does the existing main structure. All <br /> additions to the main structure which exceed ten (10) <br /> feet in height shall be subject to design review <br /> pursuant to Section 18.20,010 of this title. Accessory <br /> structures exceeding 15 feet in height shall be <br /> separated by a distance of at least 20 feet from any <br /> structure greater than 15 feet in height; accessory <br /> structures exceeding 15 feet in height shall be <br /> separated by a distance of at least 17 feet from any <br /> structure less than 15 feet in height." <br /> <br />Section 2: Section 18.20.010 of Title of the PMC is hereby <br /> amended to read as follows: <br /> <br /> "In order to preserve the natural beauty of the City's <br /> site, to prevent indiscriminate clearing of property and <br /> the destruction of trees and shrubs, to prevent <br /> excessive grading of hillsides and creation of drainage <br /> hazards; to ensure that structures are properly related <br /> to their sites and to surrounding sites and <br /> structures,to prevent the erection of structures or <br /> signs that would be inharmonious with their <br /> surroundings; and to ensure that open spaces, parking <br /> areas, pedestrian walks, and landscaping are arranged to <br /> accomplish the objectives of this chapter, plans for all <br /> new uses and structures, except single-family dwellings, <br /> and for all directly illuminated signs, and all signs <br /> with a surface area of 24 square feet or more, shall be <br /> subject to review by the Board of Design Review, and all <br /> accessory structures which exceed ten (10) feet in <br /> <br /> <br />
