13. That the uses and site development standards for this project <br /> shall be those of the R-1-6500 District. <br /> <br />14. That the owners of Lots 2, 3 and 4 shall be responsible for <br /> the maintenance of the private driveway in a manner <br /> acceptable to the Public Works Department. <br /> <br />15. That the applicant shall extend the landscaping along the <br /> western side of the private driveway to include the 3 ft. <br /> wide dirt area between the existing utility pole and the <br /> start of Lot 4. <br /> <br />16. That the applicant submit a house siting plan for approval by <br /> the Planning Director prior to tentative map approval. <br /> <br />17. That all future buildings in the development shall conform to <br /> the existing site grading. Any deviation from the approved <br /> grading plan shall be approved by the Planning Director prior <br /> to the commencement of any further grading or construction. <br /> <br />18. That no additional grading within the rear yards shall be <br /> conducted without prior approval from the Planning Director. <br /> <br />19. That the structure within the project shall receive Design <br /> Review Board approval prior to issuance of a building permit. <br /> <br />20. That the developer shall install three (3) 15 gallon trees <br /> within a 20 ft. wide area along the eastern property line of <br /> lots 1, 2, and 3.
