11. That review of grading, drainage, other utility systems, and <br /> other engineering items shall be deferred until the tentative <br /> map is received; provided, however, that the water system <br /> shall be looped to have two "feeds". <br /> <br />12. That the use of and the access to the parcel of land between <br /> the east project boundary and the proposed Arroyo Los Positas <br /> shall be determined prior to tentative map submittal. <br /> <br />13. That final elevations for all proposed models shall be <br /> submitted to the Planning Department for approval prior to <br /> submittal of the final map for the development- <br /> <br />14. That the development meet all Zone 7 requirements for <br /> improvements to drainage channels; that if fill is used <br /> on-site, the details of the placement of said fill at the <br /> Arroyo Mocho and other site boundaries shall be shown with <br /> the tentative map submittal. <br /> <br /> 15. That the Engineering Services review of this PUD shall not <br /> constitute site development plan approval. Specific <br /> engineering design review relating to grading, drainage, dust <br /> control, erosion control, street width, street improvements, <br /> utilities, etc. shall be considered at the time of submittal <br /> of the tentative and final map stages of this development. <br /> <br /> 16. That a fencing plan for the project shall be submitted for <br /> review and approval by the Planning Director prior to <br /> approval of the final map. <br /> <br /> 17. That the final grades for those 10 parcels along the western <br /> property line shall be restricted such that they are equal to <br /> or slightly lower than the rear yards of the existing <br /> residences. <br /> <br /> 18. That the developer take the action necessary within the tract <br /> to remove the property from the special flood hazard area <br /> (Zone A) as shown on the Flood Hazard Boundary Map of the <br /> City of Pleasanton. <br /> <br /> 19. That all fill for the site be delivered via either E1 Charro <br /> Road or pimlico rather than West Las Posltas Boulevard. <br /> <br /> 20. That the developer pay any and all fees that the property may <br /> be subject to. <br /> <br /> 21. That the haul route to the site shall be approved by the City <br /> prior to construction- <br /> <br /> 22. That the developer be aware that the project is subject to <br /> the Growth Management Program of the City of Pleasanton and <br /> that no building permits can be issued until allocation has <br /> been granted under the Growth Management Program. <br /> <br /> - 2 - <br /> <br /> <br />
