EXHIBIT B <br /> <br /> CONDITIONS OF APPROVAL <br /> pUD-84-12 <br /> <br />1. That the development shall be substantially as shown on the <br /> development plan on file with the Planning Department. <br /> <br />2. That approval of this development plan is dependent on the <br /> approval of GP-84-1. <br /> <br />3. That the 5 foot side yard landscaping strips shown on <br /> particular corner lots on the development plan shall be <br /> eliminated and the area included with the adjacent parcel. <br /> <br />4. That the exterior colors of the structures shall be as shown <br /> on exhibits on file with the Planning Department- <br /> <br /> 5. That the minimum setbacks of the main structure for the <br /> development except for the four 6,500 square foot lots shall <br /> be as follows: <br /> <br /> Front Yard 18 feet <br /> Rear Yard 15 feet <br /> Side Yard 5 feet <br /> Street Side of <br /> Corner Lot 10 feet <br /> <br /> Unless otherwise modified by this development plan, the uses <br /> and site standards for the project shall be those of the <br /> R-1-6500 District. <br /> <br /> 6. That the street trees be relocated to provide required sight <br /> clearance at all street intersections or as otherwise <br /> approved- <br /> <br /> 7. That the street trees be relocated to provide required <br /> utility clearance at property lines. <br /> <br /> 8. That the sidewalk location on Sheet 1 of Conceptual Landscape <br /> Plan be revised to match location on Sheet 2. <br /> <br /> 9. That the curb returns at street intersection be revised to <br /> provide for 20 foot property line radii and 25 foot <br /> face-of-curb radii or as otherwise approved by the City <br /> Engineer at the time of tentative map approval. <br /> <br /> 10. That approval of the line and grade of the West Las Positas <br /> Boulevard transition curve shall be withheld pending review <br /> of laning and improvements plans. <br /> <br /> - i - <br /> <br /> <br />
