10. That on-site operations shall be limited to new and used car <br /> sales and service only. And that at no time shall any <br /> service work, including oil change, body work, mechanical <br /> work, etc., be conducted outside of the interior service <br /> areas. In addition, there shall be no outdoor storage of <br /> wrecked or long-time inoperative vehicles. <br /> <br /> 11. That the entire site shall be maintained in a clean and <br /> orderly manner at all times. No car parts, dilapidated <br /> vehicles, tires or related automotive equipment be stored <br /> outside of the service area. <br /> <br />12. That a detailed lighting plan for the entire site shall be <br /> submitted for review and approval to the Planning Department <br /> prior to issuance of building permits. <br /> <br />13. That this development shall be subject to all Standard <br /> Conditions of Development, attached hereto and made part of <br /> this case by reference, except conditions 12, 13, 14, 29, 33, <br /> 46, and 49. <br /> <br />14. That the subject site shall participate in the proposed Old <br /> Santa Rita Road benefit district, and, if building permits <br /> are issued prior to the formation of said district, the <br /> amount established as this site's share of the district shall <br /> be paid within thirty (30) days of formation of the district. <br /> <br />15. That the final landscape plan shall include additional <br /> planting within the landscape islands located to the rear of <br /> the four buildings.
