EXHIBIT "A" <br /> <br /> Conditions of Approval <br /> PUD-85-2-2D <br /> <br />1. That the development shall be substantially as shown on the <br /> plans, Exhibit A, on file with the Planning Department, but <br /> the eastern elevation of the Hydundai building shall include <br /> additional architectural features to enhance the appearance <br /> of this elevation. This revised building elevation shall be <br /> submitted to the Planning Department for review and approval <br /> prior to issuance of building permits. <br /> <br /> 2. That the common driveway shown along the southwest property <br /> line shall be constructed to its full 45 ft. width by the <br /> developer as part of the initial on-site improvements. <br /> Temporary A.C. berms shall be installed where required by the <br /> City Engineer, and, if found necessary by the City Engineer, <br /> a temporary turn-around shall be installed at the end of the <br /> common access easement. <br /> <br /> 3. That no structures shall be built within a 15 ft. wide strip <br /> of land parallel with and adjacent to Interstate 580 unless <br /> otherwise approved by the City Engineer. <br /> <br /> 4. That no banners, pennants, elevated vehicles, vehicle racks, <br /> flashing/blinking lights, balloons, car window signs or any <br /> other attraction getting devises shall be allowed on the site <br /> in conjunction with the vehicle sales at any time. <br /> <br /> 5. That the applicant shall apply to CalTrans to landscape the <br /> right-of-way along the highway corridor. This area shall be <br /> maintained by the applicant unless otherwise determined by <br /> CalTrans. A final landscape plan for the subject site and <br /> the CalTrans right-of-way shall be submitted to the Planning <br /> Department for approval prior to issuance of a building <br /> permit. <br /> <br />6. That the applicant shall apply to CalTrans to replace the <br /> existing chain link fence with the proposed fence design. <br /> <br />7. That the applicant work with the developers of the adjacent <br /> BMW car dealership in order to install a single chain link <br /> fence along their common property line. <br /> <br />8. That the sign program be continued in order to allow staff <br /> and the Planning Commission adequate time to generate <br /> criteria for auto dealership signs. <br /> <br />9. That the southernmost common entrance driveway shall be <br /> redesigned to the satisfaction of the Engineering Department <br /> in order to accommodate two lanes of traffic, curbside <br /> parallel parking and a landscaped center median. <br /> <br /> - 1 - <br /> <br /> <br />
