In the event <br /> Parcel A is used as a MDR-senior project, this street width may be narrowed and <br /> the right-of-way added to Parcel A; final approval of the P Street width shall be <br /> made at the time of the review of the MDR-senior project PUD development <br /> plan. <br /> (7) Q Street shall be modified as described in the "Traffic Mitigation" requirements. <br /> (8) The transition of the eastbound lane of Mohr Avenue from the westerly <br /> boundary of the project shall either (a) gradually shift across the frontages of <br /> Lots 32-34, or (2) retain the existing curb location/street width until the bulb-out <br /> at Lot 34. <br />These changes shall be submitted for review and approval with the tentative map. <br /> <br />Architecture for Single-family Homes and Duets <br />5. No less than 40% of each plan type shall be used on the estate lots. No fewer than 25% of <br /> each plan type shall be used on the 9,000 sq. ft. lots, but no plan type shall be used on more <br /> than 40% of these lots. No fewer than 15% of each plan type shall be used on the 5,500 sq. <br /> ft. lots, but no plan type shall be used on more than 40% of these lots. The final house <br /> plotting plan shall strive to avoid placing two of the same models adjacent to each other, <br /> facing the same street. In the 5,500 sq. ft. areas, no two Plan 3A models (gable roofs paral- <br /> lel to street) shall be placed next to each other. In the event adjoining lots have the same <br /> model, they shall have different elevations. Single-story models shall be placed on comer <br /> lots wherever possible. <br /> <br />The final building elevations for the single-family homes shall be revised to include the <br />following changes, subject to the review and approval of the Planning Director prior to is- <br />suance of a building permit: <br /> <br />Estate Lots: <br />(1) The window and trim details shall be revised to include consistent treatment and <br /> detailing on all four sides of the homes. Consistent architectural detailing shall <br /> include similar window styles, such as window grid patterns, sills, headers, side <br /> trim, etc. <br />(2) The stone wainscoting shall be continued around to the side elevations and <br /> stopped at either the side fence return or a logical architectural stopping point on <br /> side elevations with the garages. <br />(3) The final colors and materials shall be submitted for the review and approval by <br /> the Planning Director prior to issuance of a building permit. <br />(4) The plot plan for the house on Lot 35 shall be oriented so that the garage is <br /> opposite the southbound lane of Courtney Avenue in order to minimize headlight <br /> intrusion into that home. <br /> <br />City Council Page 6 of 32 ~4uxust 20, 2002 <br /> <br /> <br />
