Maple Leaf Drive and Court Interface <br />39. The developer shall offer the owners of Maple Leaf Drive and Maple Leaf Court which <br /> directly abut the project site the right to purchase a 10 ft. wide strip of land adjacent to their <br /> common lot line for a nominal fee per the attached letters from Ponderosa Homes to the <br /> Maple Leaf Court property owners, dated June 20, 2002. The developer shall also be <br /> responsible for constructing side yard fences up to the existing side yard fences on these <br /> property owners' existing fences. However, the developer shall not be responsible for <br /> removing the homeowners' existing rear yard fences, except for those lots which have <br /> masonry walls on their rear lot line. The developer shall be responsible for removing <br /> masonry walls on the rear lot lines of the existing homes and shall be responsible for <br /> coordinating their removal with these residents. <br /> <br />40. <br /> <br />In order for the 10 fi. strip of land to be added to the lots along Maple Leaf Drive and Court, <br />the developer shall provide authorization from those property owners indicating their <br />approval and file the necessary lot line adjustment applications for approvals. The developer <br />shall be required to demonstrate that all of the lot owners abutting the project site north of <br />Kamp Drive are in accordance with the proposed lot line adjustment in order for them to <br />receive the additional 10 fi. Accordingly, all of the lot owners on the south side of Kamp <br />Drive must be in agreement for the lot line to be adjusted behind their lots. The intent of this <br />requirement is to have a straight, uniform rear lot line behind these lots. <br /> <br />House Marketing <br />41. When the project developer is ready to sell the first phase of residential units, the project <br /> developer shall undertake a marketing campaign targeted at persons who work within the <br /> City of Pleasanton and the immediate neighbors of this project. This campaign may include, <br /> but is not limited to: <br /> a. working in conjunction with the Pleasanton Chamber of Commerce, Downtown <br /> Association, and other business group(s) to disseminate information regarding the <br /> availability of residential units; <br /> b. contacting large employers (100+ employees) located within the City and working <br /> with their Human Resources Departments to provide information about the <br /> availability of the residential units; and <br /> c. holding for persons who work in the City of Pleasanton and immediate neighbors of <br /> this project pre-sale open houses. <br /> <br />City Council Page 13 0f32 August 20, 2002 <br /> <br /> <br />
