12. <br /> <br />The final design of the in-tract trail and its connection to the off-site Martin Avenue trail <br />shall be submitted for review and approval by the Planning Director prior to approval of the <br />final map. The trail through the project site shall be a minimum of 8 ft. in width unless <br />otherwise approved by the Planning Director. <br /> <br />13. <br /> <br />The project developer shall provide root control barriers and four inch (4") perforated pipes <br />for street trees and trees in planting areas less than ten feet (10' 0") in width, as determined <br />necessary by the Planning Director at the time of review of the final landscape plans. <br /> <br />14. <br /> <br />The project developer shall adjust the sprinkler heads to redirect the water away from <br />monument signs and/or entry features while ensuring complete irrigation coverage of the <br />landscaping around the signs/features. <br /> <br />The applicant shall work with staffto determine the mix of 24" box size trees and 15 gallon size <br /> trees and the location of those trees in the project. The final landscape plan shall be <br /> submitted prior to approval of the final map. <br /> <br />16. <br /> <br />A final fencing plan conforming to the conceptual fencing plan shall be submitted for review <br />and approval by the Planning Director with the subdivision improvement plans. The <br />proposed project masonry wall shall have an effective 8 ft. panel height as measured from <br />the finished grades of the rear yards, except along the property lines of the two existing <br />Busch homes, and shall include a decorative accent material, such as stone, brick, tile, etc., <br />on the pilasters when visible from a public street or trail. The final design of this masonry <br />wall shall be submitted for the review and approval of the Planning Director with the <br />subdivision improvement plans. <br /> <br />17. <br /> <br />Side yard fencing for the Plan 3 model of the Estate Lots shall be set back at the rear comer <br />of the recessed garage on the side of the lot with the garage. No fencing shall be constructed <br />between the garage and the front of the lot. <br /> <br />18. <br /> <br />No front yard fencing except that allowed in the R-1-6500 District shall be allowed for Lots <br />32-38, the Estate Lots. <br /> <br />19. <br /> <br />A detail of the landscaping and setback of the masonry wall proposed at the end of D Court <br />shall be provided for review and approval of the Planning Director prior to recordation of the <br />final map. <br /> <br />CiO/Council Page 9 0f32 August 20, 2002 <br /> <br /> <br />
