Landscaping and Trails <br />8. The project developer shall submit detailed landscape and irrigation plans, subject to the <br /> review and approval of the Planning Director and City Landscape Architect, as part of the <br /> improvement plans. These plans shall include a street tree planting plan and landscape plans <br /> for all street rights-of-way, landscape trails, common areas, and typical front and street side <br /> yards for all homes. The irrigation plan shall provide for automatic controls. Said landscape <br /> plan shall be consistent with the approved landscape plan plus any conditions of approval, <br /> and shall be detailed in terms of species, location, size, quantities, and spacing. The final <br /> selection of plant species for the project shall be subject to the reviexv and approval of the <br /> City Landscape Architect and Planning Director and shall consist of species which are native <br /> to this region of California or are otherwise drought-tolerant, with the exception of turf/sod. <br /> The developer shall be responsible for installing the front and street side yard landscaping <br /> prior to the occupancy of the respective homes. <br /> <br />The final design of all off-site landscaping, entry monumentation, and trail improvements <br />shall be submitted for the review and approval of the City Engineer and Planning Director <br />prior to the approval of the final map. The developer shall be responsible for demonstrating <br />to the City that it has acquired the necessary authorization and/or easements to install said <br />improvements from the owners of those properties. In the event that the necessary <br />easements and/or authorization can not be obtained prior to approval of the final map to <br />construct the off-site trail along the north side of Mohr Avenue, the developer shall revise its <br />site plan to show the trail on the south side of Mohr Avenue with a crosswalk at Martin <br />Avenue and a connection to the existing trail along the east side of Martin Avenue. All <br />required off-site infrastructure improvements necessary for the development of the project <br />site shall be designed and included in an approved improvement agreement prior to approval <br />of the in-tract final map. <br /> <br />10. <br /> <br />A final planting and irrigation design for the street tree planter strip areas and bioswales shall <br />be submitted for the review and approval of the City Landscape Architect and Planning <br />Director. These planter strip areas and bioswales shall be designed with separate irrigation <br />systems to allow them to be maintained by the project homeowners association. <br /> <br />11. <br /> <br />The conceptual design plans for the Iron Horse Trail and landscaping improvements shall be <br />submitted for review with the tentative map. Three acres of landscaping improvements shall <br />be completed to the Iron Horse Trail right-of-way adjacent to the project site. The trail <br />surface itself shall be completed from Mohr Avenue to Busch Road in its entirety. The final <br />design for this trail and Iron Horse Trail right-of-way landscaping shall be done in <br />accordance with EBRPD master plan/City Master Trail Plan for the trail and shall be <br />submitted for review and approval by the Parks and Recreation Commission prior to <br />recordation of the final map. The maintenance of this area shall be the responsibility of the <br />City. In the event a portion of the Iron Horse Trail can serve as an EVA, the improved trail <br />width shall be no less than 20 feet wide. <br /> <br />City Council Page 8 0f32 August 20, 2002 <br /> <br /> <br />
