(3) <br /> <br />(4) <br /> <br />(5) <br /> <br />(6) <br /> <br />(7) <br /> <br />(8) <br /> <br />(9) <br /> <br /> landscaping plan shall be designed to afford complete screening of <br /> the site from off-site viewpoints along its southerly border within <br /> one year of planning up to a height of five feet above the <br /> ground/berm. <br />Landscaping utilizing trees, shrubs, and groundcover shall be <br />added to the area northerly of Lot 7; said landscaping shall be <br />compatible with the existing oak trees along Old Vineyard Avenue. <br />The landscape of native tree screening northerly of Lots 1-6 shall <br />include trees of a size and spacing to be equivalent to the visual <br />depiction at one year of growth. The final planting plan for this <br />area, including the sizes and spacing of these plants, shall be <br />submitted for the review and approval of the Planning Director <br />prior to the approval of the final map. <br />The wetland habitat landscaping shall be reviewed by a biologist <br />prior to final approval. Modifications to species and/or locations <br />of plants shall be made if necessary to enhance the existing <br />wetland. <br />Three 36" box-sized trees compatible with the estate home <br />landscaping plan shall be included near the northwesterly comer of <br />the building. These shall be shown on the final landscape plan for <br />the custom home. <br />The Vineyard Estate lots shall be required to submit a landscape <br />plan for review and approval within six months of sale, and the <br />approved landscaping shall be installed within nine months of its <br />approval. The landscape plans shall conform to the MDR <br />landscape palette. <br />The applicant shall prepare a "care and maintenance" program for <br />the existing oak trees on the site and shall include this material <br />with the sale of Lot A. This program shall address the <br />compatibility of viticultural practices to the trees in the vineyard <br />areas as well as best management practices for the blue oak <br />woodland area. <br />The developer shall require a patio/courtyard design containing an <br />area in fi'ont of the front doors of models "Plan 2" and "Plan 4" of <br />at least 8 feet by 15 feet be provided by each homeowner in these <br />models; said plan should contain seat walls and/or bench areas <br />conducive to outdoor sitting. This area may incorporate an arbor <br />or other similar structure designed to provide shade. The <br />developer shall include this requirement in the project design <br />guidelines and CC&Rs and shall check the homeowners' landscape <br />plans for conformity with this requirement. <br />All final landscape plans and the "care and maintenance" program <br />shall be submitted for review and approval by the Planning <br />Director prior to approval of the final map. <br /> <br />Conditions of Approval Page 6 of 28' 8/12/02 <br />Greenbriar Homes (PUD-14) <br /> <br /> <br />
