Adjustment to the stxeet right-of-way and <br />appropriate easements shall be shown on the final map. <br /> <br />Preliminary Grading Plan <br />(1) The project shall be graded as shown in the "Alternative A <br /> Preliminary Grading & Utility Plan," dated 5-31-02, as modified <br /> below: <br /> (a) The 2% rear yard slope in Lots 13-17 shall begin at the <br /> elevation shown in the Prelimina~ Grading Plan & Utility <br /> Plan, dated Revised 5-31-02, with corresponding <br /> adjustments made across the grading plan. <br /> (b) The rear yards of Lots 1-6 shall be extended an additional <br /> minimum 8 f~. into Parcel A in order to facilitate the <br /> consmaction of the continuation of the drainage swale <br /> shown along the northerly edge of Lot A building <br /> enveloped; this drainage swale shall be designed to <br /> function as a combined bioswale, pretreatment facility and <br /> wildland fire buffer. The rear yard fences of these lots shall <br /> be located on the south side (house side) of this new swale. <br /> The individual lot owners shall be responsible for <br /> maintaining the portion of the swale within their lot. <br /> Specific maintenance responsibilities and guidelines for the <br /> swales and the final design (including landscaping and any <br /> necessary irrigation) of this facility and related fencing <br /> shall be reviewed and approved by the Planning Director <br /> prior to approval of the final map. <br />(2) Property owner regrading for landscape purposes shall be allowed, <br /> including retaining walls not exceeding three feet in height; <br /> provided, however, that no retaining wall located in side yards <br /> between MDR lots shall be located closer than three (3) feet from <br /> the common property line. For Lots 1-6, no retaining wall <br /> supporting fill shall be located closer than 20 feet from the rear <br /> property line. <br />(3) Any proposed regrading on Lot A shall be subject to the review <br /> and approval by the Planning Director. <br />(4) Import or off-haul of fill material shall follow a haul route <br /> approved by the City Engineer; use of existing Vineyard Avenue <br /> as a part of the route shall be minimized for such earth movement. <br /> <br />Landscape Plan - The proposed landscape plan shall be modified as <br />follows: <br /> <br />(1) <br /> <br />The landscape plan for the southerly boundary shall be modified (i) <br />to increase the berm length by extending it about 50 feet easterly <br />and (ii) to add shrubs anddor trees which will have limbs/leaves <br />extending from the ground into the crown of the trees.
