Specific Development Plan Modificationn <br /> <br />4. The development plan shall be modified as follows: <br /> <br />Lot Layout <br />(I) Lot A shall be merged with any excess right-of-way vacated by the <br /> City along Old Vineyard Avenue. <br />(2) Lots 9 and 10 shall be configured substantially as shown in the <br /> alternative site plan "30' Radius on Cul-de-Sac for Street B," dated <br /> 6-4-02. <br />Street Configurations <br />(1) "Street B" shall end in a modified bulb substantially as shown in <br /> the alternative site plan "30' Radius on Cul-de-Sac for Street B," <br /> dated 6-4-02. <br />(2) The sidewalk on "Street A" may be deleted from the northerly <br /> edge of the driveway serving the estate home around the bulb to <br /> the entry walk/driveway on Lot 17. <br />(3) The access to Lot A from "Street B" shall be increased to 30 feet in <br /> width and shall have a minimum 20-foot wide all-weather surface <br /> extending 20 feet into this lot; a standard driveway opening shall <br /> connect this "driveway" to "Street B." No gate shall connect this <br /> "driveway" to "Street B." No gate shall be installed across this <br /> opening unless approved by the Planning Director. <br />(4) A driveway/gate shall be installed at the southeast comer of Lot A <br /> to provide access for agricultural-related vehicles from the <br /> common driveway running along the easterly edge of the site; the <br /> final design of this gate shall be shown on the tentative map for <br /> review and approval by the Planning Commission. <br />(5) The Old Vineyard Avenue trail shall be modified to include <br /> 20-foot wide paved surface EVA from the westerly access street <br /> stubbed to the trail in the Centex Homes' Lonestar PUD plan <br /> easterly to the common driveway at the easterly edge of the site; <br /> the trail shall include a minimum six-foot wide equestrian/jogging <br /> path adjacent to the EVA. Final plans showing the location and <br /> grading for this revised trail section shall be reviewed and <br /> approved by the Planning Director prior to approval of the final <br /> map. The difference in cost between this trail plan and the design <br /> shown in the Vineyard Avenue Corridor Specific Plan shall be the <br /> responsibility of the developer. <br /> Streets "A and B" may be developed with a non-traditional <br /> sidewalk configuration, such as providing discrete plaza-like areas <br /> and tree wells/raised planter areas in front of individual houses. <br /> Such a scheme, if selected, shall be subject to review and approval <br /> by the Planning Director prior to approval of the final map. Such a <br /> system must provide a functionally equivalent pedestrian walkway, <br /> must not interfere with utilities, and must be maintained by <br /> <br />(6) <br /> <br />Conditions of Approval Page 4 of 28 8/12/02 <br />Greenbriar Homes (PUD- 14) <br /> <br /> <br />
