CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, CALIFORNIA <br /> <br /> ORDINANCE NO. 1226 <br /> <br /> AN ORDINANCE APPROVING A MAJOR MODIFICATION TO PUD-84-4 <br /> ALLOWING AN INCREASE IN THE SIZE OF THE MEDICAL OFFICE <br /> BUILDING TO A TOTAL OF 28,167 SQ. FT. <br />WHEREAS, at its meeting of November 13, 1985, Council adopted <br /> Ordinance No. 1165 approving two medical office <br /> buildings and a retail shopping center on approximately <br /> 7.7 acres southeast of the intersection of Santa Rita <br /> Road and West Las Positas Boulevard; and <br />WHEREAS, at the time Council approved the 7.7 acre Meadow Plaza <br /> Shopping Center, you required the medical office complex <br /> portion of the project to be redesigned and Ralph <br /> Goodell and Associates, representing Valley Medical <br /> Associates, has redesigned and enlarged the first phase <br /> building and its seeking development plan approval at <br /> this time; and <br /> <br />WHEREAS, the Planning Commission has recommended approval of the <br /> development plan subject to certain conditions; <br /> THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS <br /> FOLLOWS: <br /> <br /> Section 1: Approves the application of Ralph Goodell and <br /> Associates on behalf of Valley Medical Associates for a <br /> major modification to an approved development plan for a <br /> shopping center - medical office complex to increase the <br /> size of the medical office building by 1,271 sq. ft. <br /> for a total of 28,167 sq. ft. structure, on an <br /> approximately 7.7 acre site located at the southeast <br /> corner of the intersection of Santa Riata Road and west <br /> Las Positas Boulevard, immediately adjacent to the Exxon <br /> Station, subject to the following conditions: <br /> <br /> 1. That the medical office building ~hall <br /> substantially conform with plans, Exhibit A, on <br /> file with the Planning Department except for the <br /> following: <br /> <br /> a. that the northwest wing of the building shall <br /> maintain an 8:12 pitch roof consistent with <br /> the balance of the structure; <br /> <br /> b. that the roof tiles shall be slightly darker <br /> than the shopping center buildings. Final <br /> colors to be determined in cooperation with, <br /> and to the satisfaction of the Planning <br /> Director; <br /> <br /> <br />
