d. Replace the striped median island at the northern end of the center parking spaces with a landscaped planter. 10. Replace the striped median between the motorcycle and auto parking spaces with a landscaped "fmger" planter. f. Reduce the depth of the motorcycle spaces to provide more landscaped area. g. Replace the gravel access road with landscaping. Landscaping shall be installed after the pump station is removed. Said landscaping shall be shown on the landscape plan. Show the bioswales on the plan and adjust the bioswales to maximize shrub planting areas. j. Show an 8 fi. wide sidewalk along the project frontage. k. Revise the driveway to match the site plan. Install tall-growing, evergreen shrubs along the western planter area to maximize screening of both the FedEx loading dock and the park and ride lot. Said modifications shall be shown on the plans submitted for issuance of building permits and shall be subject to review and approval by the Planning Director prior to issuance of building permits. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a minimum of 5 gallons. A final landscape plan and irrigation plan shall be submitted to and approved by Planning Director as part of the building permit plan set prior to issuance of an on-site permit. Said landscape plan shall be consistent with the approved landscape plan plus any conditions of approval, and shall be detailed in terms of species, location, size, quantities, and spacing. The applicant shall provide root control barriers and four inch perforated pipes for parking lot trees, street trees, and trees in planting areas less than ten feet in width, as determined necessary by the Planning Director at the time of review of the final landscape plans.
