Replace the striped median island at the northern end of the center parking spaces <br /> with a landscaped planter. <br /> <br />10. <br /> <br />Replace the striped median between the motorcycle and auto parking spaces with a <br />landscaped "fmger" planter. <br /> <br />f. Reduce the depth of the motorcycle spaces to provide more landscaped area. <br /> <br />g. Replace the gravel access road with landscaping. <br /> <br />Landscaping shall be installed after the pump station is removed. Said <br />landscaping shall be shown on the landscape plan. <br /> <br />Show the bioswales on the plan and adjust the bioswales to maximize shrub <br />planting areas. <br /> <br />j. Show an 8 fi. wide sidewalk along the project frontage. <br /> <br />k. Revise the driveway to match the site plan. <br /> <br />Install tall-growing, evergreen shrubs along the western planter area to maximize <br />screening of both the FedEx loading dock and the park and ride lot. <br /> <br />Said modifications shall be shown on the plans submitted for issuance of building permits <br />and shall be subject to review and approval by the Planning Director prior to issuance of <br />building permits. <br /> <br />All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a <br />minimum of 5 gallons. <br /> <br />A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. <br />Said landscape plan shall be consistent with the approved landscape plan plus any <br />conditions of approval, and shall be detailed in terms of species, location, size, quantities, <br />and spacing. <br /> <br />The applicant shall provide root control barriers and four inch perforated pipes for <br />parking lot trees, street trees, and trees in planting areas less than ten feet in width, as <br />determined necessary by the Planning Director at the time of review of the final <br />landscape plans. <br /> <br />Page - 2 <br /> <br /> <br />
