27. That in order to maintain existing levels of fire service per <br /> general plan policies, the developer shall enter into an <br /> agreement to fund or participate in the funding of a study of <br /> fire service requirements necessitated by the subject project <br /> and other proposed major commercial/industrial projects; that <br /> the project shall be constructed in such a way as to minimize <br /> the fire hazards; and that the developer shall agree to <br /> participate in the financing of the necessary fire apparatus <br /> and manpower required to service this project as well as <br /> other mutual projects while maintain existing citywide levels <br /> of fire service. The level of any participation in the <br /> latter shall take into consideration the project's <br /> contribution towards City services generally, including fire <br /> services. The agreement shall be entered into prior to <br /> issuance of a building permit on the subject property unless <br /> this condition has already been met. <br /> <br /> 28. The existing right turn deceleration lane from Santa Rita <br /> Road to Pimtico Drive shall be extended by the applicant to <br /> the satisfaction of the City Engineer to provide a 90' <br /> transition and an 80' to 90' stacking lane in advance of the <br /> proposed entry drive for this development. <br /> <br /> 29. The proposed access drive on Santa Rita Road shall be <br /> approximately 40' wide, shall be designed with the first 25' <br /> to 40' of driveway at a -2% grade from street level for sight <br /> clearance, and shall be designed and installed to the <br /> satisfaction of the City Engineer. <br /> <br /> 30. The grading and drainage plans shall be redesigned to provide <br /> for an effective way to drain storm runoff from this <br /> development in the event of a blockage in the storm drain <br /> systems. <br /> <br /> 31. Unless otherwise approved by the City Engineer, the applicant <br /> shall grant a public service .easement to the City to allow <br /> access to the terminal storm drain inlet at the most <br /> southerly property corner of this development. The applicant <br /> shall also provide for vehicle access to this terminal inlet. <br /> This access for City maintenance vehicles shall be assigned <br /> and installed to the satisfaction of the City Engineer. <br /> <br /> 32. That the operation of the food mart service station shall be <br /> limited to the hours of 5:00 a.m. to 12:00 midnight. <br /> <br /> 33. That the retail building shall be under construction prior to <br /> occupancy and commencement of the service station operation. <br /> <br />2/16/88 <br /> <br /> - 10 - <br /> <br /> <br />
