10. That the final landscape plan include additional trees along <br /> the east, west and northern property lines, the final <br /> location and number to be acceptable to the Planning <br /> Director. Additional 4 ft. tall screen shrubs shall also be <br /> included along the entire length of the northern property <br /> line. <br /> <br />11. That a final interior floor plan and description of the <br /> proposed retail use are to be submitted for review and <br /> approval of the Planning Director prior to issuance of any <br /> building permits. Said plans shall include facilities that <br /> provide for services to meet needs of car wash customers <br /> (such as sandwiches, drinks, newspapers, car products) but <br /> shall not be designed for or operated as a food mart for <br /> non-car wash customers. <br /> <br />12. That the entrance driveway be reduced to a maximum of 30 ft. <br /> in width, the final design of which shall be completed to the <br /> satisfaction of the City Engineer. <br /> <br />13. That the applicant submit a final color schedule for review <br /> and approval by the Planning Director prior to issuance of <br /> any building permits. The final color scheme shall <br /> complement the existing surrounding development. <br /> <br />14. That the entire site shall be maintained in a clean and <br /> orderly manner at all times. No equipment, dilapidated <br /> vehicles, products, etc. shall be stored outside of the <br /> building. In the event that trash becomes a problem then the <br /> applicant shall be responsible for installing additional <br /> screening materials as required by the Planning Director. <br /> <br />15. That all mechanical equipment of any type shall be completely <br /> screened from view of any adjacent property. All equipment <br /> shall be screened with architectural compatible structures <br /> acceptable to the Planning Director. <br /> <br />16. That there shall be no food preparation on site. <br /> <br />17. That the hours of operation shall be limited to 7:00 a.m. to <br /> dusk. <br /> <br />18. That the design of the silo is to be worked out with the <br /> staff. <br /> <br />19. That the commercial operation shall be brought back for <br /> review by the Planning Commission at the end of one year. <br /> <br /> 20. That no beer or wine shall be sold on site. <br /> <br /> 21. That the on-site operation shall be limited to a full service <br /> car wash. <br /> <br /> 22.
