EXHIBIT "B" <br /> CONDITIONS OF APPROVAL <br /> PUD-87-24 <br /> <br />1. That the development shall be substantially as shown on the <br /> plans, Exhibit A, on file with the Planning Department. <br /> <br />2. That the applicant be responsible for its pro-rata share of <br /> the interim street improvements at the intersection of Santa <br /> Rita Road and Pimlico Drive and the intersection of the WB <br /> 1-580 off-ramp and Tassajara Road, as determined by the City <br /> Engineer. Payment of this pro-rata share shall be made when <br /> directed by the City Engineer. <br /> <br />3. That at no time shall balloons, banners, pennants, or other <br /> attention getting advertising devices be utilized on the <br /> site. <br /> <br />4. That the parking lot lighting plan utilize approximately 16 <br /> ft. tall shoe box style fixtures. A final detailed lighting <br /> plan shall be submitted for review and approval of the <br /> Planning Director prior to the issuance of any building <br /> permits. <br /> <br />5. That at no time shall any vehicle maintenance be conducted <br /> outside the confines of the building. <br /> <br />6. That developer shall install an 8 ft. wide P.C.C. sidewalk <br /> along the Pimlico frontage of this development. This <br /> sidewalk shall be separated from the face of curb by a <br /> minimum of 5 ft. <br /> <br />7. That the future freeway right-of-way line be precisely <br /> located on the final improvement plans to be submitted for <br /> review and approval by the City Engineer. If the proposed <br /> development does not conform to this ultimate line then the <br /> applicant shall be required to submit any necessary <br /> applications to accommodate any redesign. <br /> <br />8. That the applicant shall apply to Caltrans to landscape the <br /> right-of-way along the highway corridor. This area shall be <br /> maintained by the applicant unless otherwise determined by <br /> Caltrans. A final landscape plan for the subject site and <br /> the Caltrans right-of-way shall be submitted to the Planning <br /> Department for approval prior to issuance of a building <br /> permit. Interim hydroseeding and maintenance of this future <br /> right-of-way area will be the responsibility of the <br /> applicant. <br /> <br /> 9. That no on-site, exterior public address system shall be <br /> installed. <br /> <br /> - 1 - <br /> <br /> <br />
