EXHIBIT "B" ORDINANCE NO. 1344 CONDITIONS OF APPROVAL PUD-87-22 1. That the development shall substantially conform to the plans and elevations on file with the Planning Department except as modified by these conditions. 2. That the exterior color scheme of the chapel shall utilize the tan stucco and brick color scheme and materials combination as shown on plans and elevations on file with the Planning Department. 3. That the applicant shall apply for and receive City approval for subdivision of the property to create the church parcel prior to beginning construction on the church site. 4. That the applicant shall secure Growth Management approval for the project prior to submission of a tentative map for the residential portion of the development. 5. That the applicant shall secure the necessary demolition permit for the removal of any on-site structure. 6. That the final design, location and lineal extent of the sound wall located along the west property line of the project site shall be submitted to the Planning Director for review and approval prior to securing any building permit on the entire project site. That the sound wall shall be placed so that it will be effectively 8 foot from grade of the road at all places. Said sound wall shall be constructed as early in the project construction as is feasible and other work on the project may be stopped if, in the opinion of the City Engineer, its completion lags behind other project work. 7. That the street turning radii for the access street and cul-de-sac shall comply with the requirements of the City Engineer. 8. That the final landscaping plan be submitted to the Planning Director for review and approval prior to the issuance of a building permit for the church; such a plan shall include tree planting and clustering along the western and eastern property line perimeter landscaping strips and shall incorporate a minimum of nine (9) 36-inch box specimen trees. 9. That the five walnut trees proposed to be saved shall be removed and replaced with trees complementary to the overall landscape plan. 10. That the cul-de-sac shall have a monolithic sidewalk located within the street right-of-way.
