6. Tree planting for this house shall be increased to one tree per 750 square feet of lot area. <br />The applicant shall focus on using valley oak and live oak species. This detail shall be <br />shown on the building permit plan set to the satisfaction of the Planning Director before <br />issuance of a building permit. <br />7. The applicant shall provide 24 -inch box size trees and 15- gallon size shrubs opposite the <br />single -story building element on the structure's west side. This detail shall be shown on <br />the building permit plan set to the satisfaction of the Planning Director before issuance of <br />a building permit. <br />8. Landscape and building up- lighting and similar lighting excluding, however, low -level <br />lighting for pathways, is prohibited. The applicant shall work with staff to implement the <br />applicable US Green Building standards on exterior building and site lighting, with the <br />objective of reducing light glare. These details shall be shown on the building permit <br />plan set to the satisfaction of the Planning Director before issuance of a building permit. <br />9. The applicant shall submit a fence plan in conjunction with the building permit set for <br />review and approval by the Planning Director before issuance of a building permit. All <br />fencing along the rear property line shall be of an open fence design of tubular steel fence <br />panels or welded wire framed with decorative pilasters at each fence comer and at each <br />material change. Solid wood fencing is only permitted along the side yard property lines <br />five feet behind the front corner of the house to 30 feet beyond the rear most corner of the <br />house. The final fence design shall be shown on the building permit plan set. <br />10. The sides of the structure facing the golf course fairways shall be designed to address <br />safety issues that might arise from the proximity of the golf course, e.g., using tempered <br />glass in the windows that may be hit by golf balls. This detail shall be shown on the <br />building permit plan set. <br />11. The applicant and future homeowners are encouraged to use best management practices <br />for the use of pesticides and herbicides similar to the integrated pest management <br />program used on the golf course. <br />12. The applicant and future homeowners are encouraged to use recycled gray water, rain <br />water, etc., for landscape irrigation. If used, the details shall be shown on the building <br />permit plan set to the satisfaction of the Planning Director before issuance of a building <br />permit. <br />13. The applicant shall design this home to include a minimum of 50 points using the <br />ACWMA's Green Points rating system with a minimum of ten points in each category <br />(Resources, Energy, and IAQ /Health). The applicant shall submit the list of green <br />building measures used in the home design to the Planning Director for review and <br />approval with the building permit application. The measures shall be implemented with <br />the building's construction. <br />2 <br />
