EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PDR -426, David Bogstad and Jeff Woods <br />5250 Clubhouse Drive, Mariposa Ranch <br />April 7, 2005 <br />Project Specific Conditions: <br />1. The building developer shall implement the following measures in the design and <br />construction of the approved residential structure, to provide roof mounted photo voltaic <br />systems in the future: <br />a. Electrical conduit and "pull- strings" shall be installed from the roof /attic areas to <br />the building's main electrical panel(s). <br />b. Roof trusses shall be "engineered" to handle an additional load of five- pounds per <br />square foot beyond that of the load anticipated for roofing. <br />c. An area shall be provided near the electrical panel for the "inverter" required to <br />convert the direct current output from the photovoltaic panels to alternating <br />current. <br />d. A bi- directional electrical meter shall be installed. <br />These measures shall be shown on the building permit plan set submitted to the Planning <br />Director for review and approval before issuance of the first building permit. The <br />building developer shall provide the necessary information and the plans delineating how <br />the photovoltaic panels are applied on the roof, prior to issuance of a building permit. <br />The roof mounted photovoltaic systems shall be physically and visually integrated with <br />the structure's roof materials and design, e.g., surface mounted, low profile, etc., to the <br />satisfaction of the Planning Director <br />2. The electrical plan for this home shall provide telecommunications infrastructure <br />consistent with state -of -the -art methods, e.g., cabling for DSL service, wiring for total <br />room access, etc., in effect at the time that building permit(s) are issued. The plan shall <br />be part of the building permits issued for plumbing and electrical. <br />3. Only natural gas burning fireplaces or USEPA- approved wood /pellet burning stoves shall <br />be installed in the house covered by this approval. This detail shall be shown on the <br />building permit plan set. <br />4. The mailbox for the home covered by this approval shall be integrated into one of the <br />entry pilasters flanking the entrance to the driveway courtyard, which shall include street <br />numbers. This detail shall be shown on the building permit plan set. <br />5. Safety nets to protect the house from the proximity of the golf course are not allowed. <br />1 <br />
