similar design, to be approved by the Planning Director, not <br /> to exceed 7 feet tall on a 3 foot high landscaped mound. <br /> Applicant shall execute an agreement with the City prior to <br /> occupancy guaranteeing this removal, and post a bond to be <br /> held by the City until said removal is accomplished. <br /> <br />12. That the pylon and monument signs be revised to a routed <br /> design with only the copy and accent reveals illuminated. <br /> The final design of these sign revisions shall be submitted <br /> for review and approval of the Planning Director prior to <br /> issuance of any building permits. <br /> <br />13. That the developer shall be advised that the westerly 33'+ of <br /> curb along the Pimlico frontage of this development may be <br /> revised in the future in conjunction with the final design of <br /> Pimlico Drive at Santa Rita Road. <br /> <br />14. The developer shall dedicate to the City for street <br /> right-of-way purposes, all areas from the back of sidewalk to <br /> the Pimlico Drive roadway. <br /> <br />15. The developer shall install an 8' wide P.C.C. sidewalk along <br /> the Pimlico frontage of this development. This sidewalk <br /> shall be separated from the face of curb by a minimum of 5'. <br /> <br />16. The monument sign shall be relocated as required. <br /> <br />17. That the future freeway right-of-way line be precisely <br /> located on the final improvement plans to be submitted for <br /> review and approval by the City Engineer. If the proposed <br /> development does not conform to this ultimate line then the <br /> applicant shall be required to submit any necessary <br /> applications to accommodate any redesign. <br /> <br />18. That the final location of the pylon sign be depicted on the <br /> final improvement plan to be submitted for review and <br /> approval of the City Engineer. <br /> <br />19. That the applicant shall apply to Caltrans to landscape the <br /> right-of-way along the highway corridor. This area shall be <br /> maintained by the applicant unless otherwise determined by <br /> Caltrans. A final landscape plan for the subject site and <br /> the Caltrans right-of-way shall be submitted to the Planning <br /> Department for approval prior to issuance of a building <br /> permit. <br /> <br />20. That no on-site, exterior public address system shall be <br /> installed. <br /> <br />21. That this development shall be subject to all standard <br /> conditions of development, attached hereto and made part of <br /> this case by reference except conditions 12, 13, 14, 29 and <br /> 49. <br /> <br /> <br />
