ORDINANCE NO. 1332 <br /> <br /> EXHIBIT "B" <br /> <br /> CONDITIONS OF APPROVAL OF PUD-87-11 <br /> <br />1. That the uses allowed within this PUD shall be those of the <br /> c-c (Central Commercial) District. <br /> <br />2. That the development shall be substantially as shown on the <br /> plans, Exhibit A, on file with the Planning Department. <br /> <br /> 3. That the applicant be responsible for its pro-rata share of <br /> the interim street improvements at the intersection of Santa <br /> Rita Road and Pimlico Drive and the Intersection of the West <br /> Bound 1-580 off-ramp and Tassajara Road, as determined by the <br /> City Engineer. However, the applicant is reserved the right <br /> to protest the amount of the total expenditure for said <br /> improvements as well as the method of spread and actual <br /> spread of the costs amongst the participating projects. <br /> <br /> 4. That at no time shall balloons, banners, pennants, automobile <br /> racks, or other attention getting advertising devices be <br /> utilized on the site. In addition, all on-site parking shall <br /> be within designated parking spaces only. <br /> <br /> 5. That the parking lot lighting plan utilize approximately 16' <br /> tall shoe box style fixtures. A final detailed lighting plan <br /> shall be submitted for review and approval of the Planning <br /> Director prior to the issuance of any building permits. <br /> <br /> 6. That at no time shall any vehicle maintenance be conducted <br /> outside the confines of the building. <br /> <br /> 7. That the entire site shall be maintained in a clean and <br /> orderly manner at all times. No car parts, dilapidated <br /> vehicles, tires or related automotive equipment shall be <br /> stored outside of the buildings. <br /> <br /> 8. That the final design of the screen trellis be submitted for <br /> review and approval of the Planning Director prior to <br /> issuance of any building permits. <br /> <br /> 9. That the roof of the building be revised to a gable/hip roof <br /> design with a dark brown colored roof tile. The final design <br /> shall be submitted for review and approval of the Planning <br /> Director prior to issuance of any building permits. <br /> <br /> 10. That the landscape planter located along the ultimate freeway <br /> right-of-way be increased to a 5' width and trees planted <br /> every 6 spaces. <br /> <br /> 11. That the freeway oriented pylon sign be removed from the site <br /> within three years from the opening of business. Applicant <br /> shall then be permitted to erect in its place a sign of <br /> <br /> <br />
