EXHIBIT NM, <br /> CONDITIONS OP APPROVAL PUD-87-13 <br /> ORDINANCE NO. 1329 <br /> 1. That the development be substantially as shown on the plans, <br /> Exhibit A, on file with the Planning Department except as <br /> modified herein. <br /> 2 . That an appropriate traffic barrier, acceptable to the City <br /> Engineer, be installed across the end of vine street. <br /> 3. That the necessary cross maintenance and access easements <br /> satisfactory to the City Attorney be recorded to allow use of <br /> the private driveway to the north of Vine Street. <br /> 4. That a strip of land located along the Arroyo del Valle be <br /> dedicated and improved per Zone 7 specifications for <br /> protection of the flood channel. This dedication shall take <br /> place prior to recordation of the final map. <br /> 5. That a detailed fencing plan and design be submitted for <br /> review and approval by the Planning Director prior to <br /> tentative map application. <br /> 6. That a final color and texture board be submitted at the time <br /> of the tentative map application for final approval by the <br /> Planning Director. <br /> 7. That all garage doors be of a roll-up design. <br /> 8. That no application for growth management approval be made <br /> until the Vineyard Avenue development moratorium is lifted. <br /> 9. That red curbs and/or "No Parking" signs as required by state <br /> law to enable enforcement and as deemed necessary by the City <br /> Fire Marshal be installed along all curbs along interior <br /> access roads in order to maintain clear fire lanes. <br /> 10. That the curb located along the west side of Mavis Drive <br /> (along the Riccio property) and at the northeast corner of <br /> Vine and Mavis Drive be painted red to prohibit curbside <br /> parking. <br /> 11. That the applicant be responsible for the necessary <br /> right-of-way dedication and installation of the roadway <br /> improvements (curb, gutter, sidewalk, road surface) along the <br /> Vineyard Avenue, Vine Street and Mavis Drive street frontages <br /> to the satisfaction of the City Engineer. <br /> 12. That the uses and site development standards for the project <br /> be those of the R-1-6500 (Single-family Residential) Zoning <br /> District. <br />
