15. The developer shall re-stripe Division Street from <br /> the Wixam Bridge to a transition area south of this <br /> development to provide for the following laning: <br /> <br /> a. 5' wide southbound bike lane (on-street), <br /> b. 12' wide southbound vehicle lane, and <br /> c. 13' wide northbound vehicle lane. <br /> <br />16. The developer shall submit the following plans to <br /> Engineering Services for review and approval prior <br /> to building permit issuance: <br /> <br /> a. Two sets of the on-site development plan(s). <br /> <br /> b. Two sets of improvement plans for the Division <br /> Street improvements and for any on-site public <br /> improvements (plan and profile). <br /> c. A striping and signing plan for Division <br /> Street <br /> <br />17. The existing overhead utility system shall be <br /> installed underground, the extend to be worked out <br /> with staff prior to City Council. <br /> <br />18. The developer shall install a six foot (6') wide <br /> P.C.C. sidewalk along Division Street from the <br /> Wixam Bridge south to a terminus acceptable to the <br /> City Engineer. This sidewalk will function as a <br /> combined pedestrian walkway and one-way <br /> (northbound)' bikepath. The front edge of walk <br /> shall be 5' {minimum) from the face of curb. <br /> <br />19. The developer shall dedicate to the City for street <br /> right-of-way purposes a 6' wide parcel of land <br /> along the entire Division Street frontage of the <br /> parcel. <br /> <br />20. The developer shall design and install a combined <br /> sidewalk and bike path and irrigated landscaping <br /> between the north property line of the development <br /> and the Wixam Bridge. <br /> <br />21. The developer shall revise the proposed south <br /> entrance driveway to the satisfaction of the City <br /> Engineer to provide for improved turning movements <br /> from both directions. The curb and gutter from the <br /> south driveway south through the angle point in the <br /> curb line shall be reconstructed to provide a <br /> curved alignment satisfactory to the City Engineer. <br /> <br />22. That this case is subject to all Standard <br /> Conditions of Development, attached hereto and made <br /> part of this case by reference, except conditions <br /> 12, 14, 29, 31, 46 and 54. <br /> <br /> <br />
