15. The developer shall re-stripe Division Street from the Wixam Bridge to a transition area south of this development to provide for the following laning: a. 5' wide southbound bike lane (on-street), b. 12' wide southbound vehicle lane, and c. 13' wide northbound vehicle lane. 16. The developer shall submit the following plans to Engineering Services for review and approval prior to building permit issuance: a. Two sets of the on-site development plan(s). b. Two sets of improvement plans for the Division Street improvements and for any on-site public improvements (plan and profile). c. A striping and signing plan for Division Street 17. The existing overhead utility system shall be installed underground, the extend to be worked out with staff prior to City Council. 18. The developer shall install a six foot (6') wide P.C.C. sidewalk along Division Street from the Wixam Bridge south to a terminus acceptable to the City Engineer. This sidewalk will function as a combined pedestrian walkway and one-way (northbound)' bikepath. The front edge of walk shall be 5' {minimum) from the face of curb. 19. The developer shall dedicate to the City for street right-of-way purposes a 6' wide parcel of land along the entire Division Street frontage of the parcel. 20. The developer shall design and install a combined sidewalk and bike path and irrigated landscaping between the north property line of the development and the Wixam Bridge. 21. The developer shall revise the proposed south entrance driveway to the satisfaction of the City Engineer to provide for improved turning movements from both directions. The curb and gutter from the south driveway south through the angle point in the curb line shall be reconstructed to provide a curved alignment satisfactory to the City Engineer. 22. That this case is subject to all Standard Conditions of Development, attached hereto and made part of this case by reference, except conditions 12, 14, 29, 31, 46 and 54.
