ORDINANCE NO. 1323 EXHIBIT "A" Conditions of Approval PUD-87-9 1. That the development be substantially as shown on the site plan, floor plans, elevations and landscape plan, Exhibit A, on file with the Planning ,. Department. 2. That red curbs and/or "No Parking" signs as required by State law to enable enforcement as a fire lane be installed along both sides of the on-site access driveway in order to maintain clear access at all times. 3. That all uses and site standards for the project shall be those of the RM-4000 zoning district. 4. That automatic opening sectional roll-up garage doors be utilized throughout the project. 5. That the applicant shall be responsible for the installation and maintenance of all landscaping along the street frontages of the site, north of the southern driveway entrance and up to the Division Street bridge. 6. That the applicant shall submit a final landscape plan for review and approval by the Planning Director and the City's Landscape Architect prior to issuance of any building permits. Said plan shall include a detailed design of the passive, common open space area proposed along the Arroyo del Valle and replace the street trees along Division Street with a species of canopy tree more typical of those in the downtown area. 7. That if, during the development of the site, any additional underground storage tanks or contaminated soils are discovered, the City Fire Marshal shall be contacted for the purpose of conducting an on-site inspection. Upon inspection of the site the Fire Marshal may require mitigative actions to be completed as required by the clean up and abatement sections of the City's Hazardous Material Ordinance. Such actions may include removal of any contaminated soil as well as tank sealing and/or removal.
