ORDINANCE NO. 1323 <br /> <br /> EXHIBIT "A" <br /> <br /> Conditions of Approval PUD-87-9 <br /> <br />1. That the development be substantially as shown on <br /> the site plan, floor plans, elevations and landscape <br /> plan, Exhibit A, on file with the Planning ,. <br /> Department. <br /> <br />2. That red curbs and/or "No Parking" signs as required <br /> by State law to enable enforcement as a fire lane be <br /> installed along both sides of the on-site access <br /> driveway in order to maintain clear access at all <br /> times. <br /> <br />3. That all uses and site standards for the project <br /> shall be those of the RM-4000 zoning district. <br /> <br />4. That automatic opening sectional roll-up garage <br /> doors be utilized throughout the project. <br /> <br />5. That the applicant shall be responsible for the <br /> installation and maintenance of all landscaping <br /> along the street frontages of the site, north of <br /> the southern driveway entrance and up to the <br /> Division Street bridge. <br /> <br />6. That the applicant shall submit a final landscape <br /> plan for review and approval by the Planning <br /> Director and the City's Landscape Architect prior <br /> to issuance of any building permits. Said plan <br /> shall include a detailed design of the passive, <br /> common open space area proposed along the Arroyo <br /> del Valle and replace the street trees along <br /> Division Street with a species of canopy tree more <br /> typical of those in the downtown area. <br /> <br /> 7. That if, during the development of the site, any <br /> additional underground storage tanks or <br /> contaminated soils are discovered, the City Fire <br /> Marshal shall be contacted for the purpose of <br /> conducting an on-site inspection. Upon inspection <br /> of the site the Fire Marshal may require mitigative <br /> actions to be completed as required by the clean up <br /> and abatement sections of the City's Hazardous <br /> Material Ordinance. Such actions may include <br /> removal of any contaminated soil as well as tank <br /> sealing and/or removal. <br /> <br /> <br />
