and outfalls, the legal description and map of which are set forth in <br />Exhibit G, attached hereto ("Storm Drains and Outfalls'). <br /> <br />A portion of the Garin/Simoni Property consisting of approximately 1.6 acres, the <br />legal description and map of which are set forth in Exhibit H. attached hereto, is <br />to be dedicated as additional right-of-way for Vineyard Avenue (the <br />"Garin/Simoni Right-of-Way"), and another 0.4 acres is to be dedicated for the <br />local street connection from the relocated Vineyard Avenue to the existing <br />roadway. A portion of the Garin/Simoni Properly consisting of 0.2 acres is also to <br />be dedicated for storm drains and outfalts. The Centex contract for the purchase <br />of the Garin/Simoni property requires, if Property Owner makes the dedication of <br />the right-of-way on the Property, that the owners of that property make <br />above-referenqed dedications when the City requests the dedication. <br /> <br />The City adopted the Vineyard Avenue Corridor Specific Plan (the "Specific <br />Plan") on June 1, 1999 to guide future development within its boundary (the <br />"Corridor"). The Specific Plan sets forth land use, infrastructure, and other <br />policies governing future development of the lands within the Corridor, a key <br />element of which is the realignment of Vineyard Avenue. As part of the Specific <br />Plan approval process, the City certified an Environmental Impact Report <br />pursuant to the California Environmental Quality Act. <br /> <br />Revision #2 Draft Lonestar Califomia, Inc.
