ORDINANCE NO. 1307 <br /> <br /> EXHIBIT "A" <br /> <br /> CONDITIONS OF APPROVAL OF PUD-86-18 <br /> <br />1. That the development be substantially as shown on the site <br /> plan, building elevations, sign design and landscape plan, <br /> Exhibit A, on file with the Planning Department, except as <br /> modified herein. <br /> <br />2. That the final design of the major tenant building storefront <br /> be submitted for review by the Planning Director prior to the <br /> issuance of any building permits. <br /> <br />3. That a 6 ft. high automatically closing wrought iron gate and <br /> fence be installed at each end of the alleyway, the final <br /> design to be reviewed and approved by the Planning Director <br /> prior to issuance of any building permits. <br /> <br />4. That the applicant shall be responsible for the installation, <br /> irrigation and maintenance of all landscaping along the Santa <br /> Rita Road and West Las Positas Boulevard frontages. <br /> <br />5. That the final design of all trash enclosures be submitted <br /> for review by the Planning Director prior to issuance of any <br /> building permits. <br /> <br />6. That the minimum radii for all on-site drive curbs shall meet <br /> the requirements of the Fire Marshal and the City Engineer. <br /> <br />7. That there shall be no liquor stores, fast food restaurants, <br /> electronic games arcades, convenience food stores or any all _ <br /> night businesses allowed in the shopping center. <br /> <br />8. That there shall be no truck deliveries, parking lot sweeping <br /> or garbage pick up to the rear of the major tenant/retail <br /> shop building between the hours of 10:00 p.m. and 6:00 a.m. <br /> <br />9. That the permitted and conditionally permitted uses for the <br /> complex shall be as shown on Exhibit B. <br /> <br />10. That a detailed parking lot and building lighting plan shall <br /> be submitted for review by the Planning Director prior to <br /> issuance of any building permits; rear building lights shall <br /> be directed away from surrounding properties, especially the <br /> residences to the east. <br /> <br /> 11. That the applicant shall relocate the existing bus turn-out <br /> to a location acceptable to the City Engineer. <br /> <br /> 12. That the applicant shall submit a final design for the bus <br /> stop_ area and submit it for review and approval of the <br /> Planning Director prior to issuance of any building permits. <br /> <br /> <br />
