That the applicant shall submit a revised parking <br /> lot and access driveway plan for review and <br /> approval by the Planning Director prior to the <br /> tentative map. Said plan shall include adequate <br /> swing area, 5' wide planters, a trash enclosure <br /> area and any necessary curbing. <br /> <br /> 4. That the carport structure shall match the design <br /> and material scheme of those utilized on the <br /> adjacent project (PUD-85-20). <br /> <br /> 5. That the applicant shall record a separate access <br /> easement across the vacant commercial/office parcel <br /> in conjunction with the tentative map for the <br /> condominium project. <br /> <br /> 6. That the applicant install the necessary curb <br /> barriers along both sides of the access driveway to <br /> prohibit vehicular access or parking within the <br /> remaining portions of the vacant lot to the <br /> satisfaction of the Planning Director and City <br /> Engineer. <br /> <br /> 7. That the applicant be responsible for planting the <br /> remaining areas of the vacant commercial/office <br /> parcel with lawn. The irrigation and maintenance <br /> of this area shall be the responsibility of the <br /> property owner of the remnant commercial/office <br /> parcel. <br /> <br /> 8. That the applicant shall receive tentative map <br /> approval for condominium purposes prior to <br /> occupancy of the residential units. <br /> <br /> 9. That the building units shall comply with all the <br /> applicable Uniform Building Code requirements for <br /> condominium purposes. <br /> <br /> 10. That the applicant shall provide all tenants that <br /> OCCUpy any unit prior to recordation of the final <br /> map notice of the tentative map approval for <br /> condominium purposes. <br /> <br />Section 2: This ordinance shall be published once within fifteen <br /> (15) days after its adoption in "The Valley Times," a <br /> newspaper of general circulation published in the City <br /> of Pleasanton. <br /> <br />Section 3: This ordinance shall be effective thirty (30) days <br /> after the date of its final passage and adoption. <br /> <br /> <br />
