Ordinance No. 1302 Page Two 3. That the applicant shall submit a revised parking lot and access driveway plan for review and approval by the Planning Director prior to the tentative map. Said plan shall include adequate swing area, 5' wide planters, a trash enclosure area and any necessary curbing. 4. That the carport structure shall match the design and material scheme of those utilized on the adjacent project (PUD-85-20). 5. That the applicant shall record a separate access easement across the vacant commercial/office parcel in conjunction with the tentative map for the condominium project. 6. That the applicant install the necessary curb barriers along both sides of the access driveway to prohibit vehicular access or parking within the remaining portions of the vacant lot to the satisfaction of the Planning Director and City Engineer. 7. That the applicant be responsible for planting the remaining areas of the vacant commercial/office parcel with lawn. The irrigation and maintenance of this area shall be the responsibility of the property owner of the remnant commercial/office parcel. 8. That the applicant shall receive tentative map approval for condominium purposes prior to occupancy of the residential units. 9. That the building units shall comply with all the applicable Uniform Building Code requirements for condominium purposes. 10. That the applicant shall provide all tenants that OCCUpy any unit prior to recordation of the final map notice of the tentative map approval for condominium purposes. Section 2: This ordinance shall be published once within fifteen (15) days after its adoption in "The Valley Times," a newspaper of general circulation published in the City of Pleasanton. Section 3: This ordinance shall be effective thirty (30) days after the date of its final passage and adoption.
