the Foothill Road frontage and be graded and <br /> revegetated to conform to the rolling topography of the <br /> surrounding land. <br /> <br />21. The applicant shall install the detention pond per Fish <br /> and Game standards. Details on the pond design as well <br /> as the maintenance program and revegetation plan shall <br /> be included in the tentative map submittal. The pond <br /> location, design, maintenance and revegetation details <br /> shall be included in the tentative map submittal. <br /> <br />22. The final design of all on-site drainage swales shall <br /> be shown in the final map improvement plans; these <br /> plans shall show a swale along the south boundary of <br /> Lot 12 and a redesigned swale at Lots 20-23 which <br /> avoids discharge onto the property to the north. All <br /> individual on-site drainage swales, erosion controls, <br /> and hydroseeding shall be completed at the time of <br /> project grading except for individually graded lots. <br /> <br />23. The final design of all project retaining walls shall <br /> be included with the tentative map submittal. All <br /> retaining walls proposed along a road or driveway shall <br /> include a 5' clear shoulder that shall be landscaped <br /> with plant material that will soften the visual impacts <br /> of the walls. <br /> <br />24. The preliminary design and details of all on-site <br /> project utilities shall be submitted in conjunction <br /> with the tentative map. It is intended that all <br /> roadways and storm drains would be private and <br /> maintained by the Homeowner's Association, while the <br /> sewer and water systems would be public. It is <br /> intended that all utilities would be located within the <br /> roadway network whenever possible, except that the <br /> sewer system serving lots 20-23 shall leave Street "B" <br /> at about the 500 ft. elevation and contour southerly <br /> to intercept the existing access road. The Planning <br /> Commission may modify these requirements upon review of <br /> the tentative map materials. <br /> <br />25. There shall be no individual access driveways, other <br /> than those proposed in the preliminary site plan, <br /> allowed on Foothill Road. <br /> <br />26. All areas depicted on the final grading plan as being <br /> "grade to day light" shall be rounded and not left with <br /> any abrupt cut or fill. <br /> <br />27. The Homeowners Association shall enter into an <br /> agreement to hold harmless, defend and indemnify the <br /> City, its officers and employees from any cause of <br /> action or claim for damage or injury caused by the <br /> private roadways, or private utility systems, or their <br />(as revised at the 2/8/89 Planning Commission Meeting) <br /> <br /> -4- <br /> <br /> <br />
