5. [S412] Limitation on Type. Size and <br /> Height of Buildinq~ <br /> <br /> Except as set forth in other sections of this <br />Plan, the type, size and height of buildings shall be as <br />limited by applicable federal, state and local statutes, <br />ordinances and regulations. <br /> <br /> 6. [S413] Open Spaces. LandscapinG. LiGht, <br /> Air and Privacy <br /> <br /> The approximate amount of open space to be <br />provided in the Project Area is the total of all areas which <br />will be in the public rights-of-way, the public ground, the <br />space around buildings and all other outdoor areas not per- <br />mitted to be covered by buildings. Landscaping shall be <br />developed in the Project Area to ensure optimum use of <br />living plant material. <br /> <br /> Sufficient space shall be maintained between <br />buildings in all areas to provide adequate light, air and <br />privacy. <br /> <br /> 7. [S414] SiGns <br /> <br /> All signs shall conform to City sign ordi- <br />nances as they now exist or are hereafter amended. Design <br />of all proposed new signs shall be submitted to the Agency <br />and/or City prior to installation for review and approval <br />pursuant to the procedures of this Plan. <br /> <br /> 8. [§415] Utilities <br /> <br /> The Agency shall require that all utilities <br />be placed underground whenever physically and economically <br />feasible. <br /> <br /> 9. [S416] Incompatible Uses <br /> <br /> No use or structure which by reason of <br />appearance, traffic, smoke, glare, noise, odor or similar <br />factors would be incompatible with the surrounding areas or <br />structures shall be permitted in any part of the Project <br />Area. <br /> <br /> 10. [~417] Nondiscrimination and NonseGreGation <br /> <br /> There shall be no discrimination or segrega- <br />tion based upon race, color, creed, religion, sex, marital <br />status, national origin or ancestry permitted in the sale, <br />lease, sublease, transfer, use, occupancy, tenure or enjoy- <br />ment of property in the Project Area. <br /> <br /> -17- <br /> <br /> <br />
