CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, CALIFORNIA <br /> <br /> ORDINANCE NO. 1391 <br /> <br /> APPROVING THE APPLICATION OF FRANK AUF DERMAUR FOR <br /> DEVELOPMENT PLAN APPROVAL FOR NINE PARCELS AND <br /> RELATED IMPROVEMENTS FOR SERVICE COMMERCIAL USES ON <br /> 38 ACRES LOCATED IN THEAREASOUTHOF THE <br /> INTERSECTION OF BERNAL/VATJ~Y AVENUES AND STANleY <br /> BOULEVARD (PUD-88-12) <br /> <br />WHEREAS, Frank Auf der Maur applied for development plan <br /> approval for development of nine (9) parcels and <br /> related improvements for the second phase of the <br /> Stanley Business Park, for service commercial uses, <br /> on 38 acres located between the Bernal Avenue <br /> Extension, currently under construction, and the <br /> Phase I portion of the Stanley Business Park; and <br /> <br />WHEREAS, based on the Initial Environmental Study, a <br /> negative declaration was adopted by Council on <br /> December 6, 1988; and <br /> <br />WHEREAS, Council received the Planning Commission's <br /> recommendation for approval of the development <br /> plan; and <br /> <br />WHEREAS,a duly noticed public hearing was held on <br /> December 6, 1988; and <br /> <br />WHEREAS, the City Council finds as follows: <br /> <br /> (a) city streets feature well maintained <br /> landscaping along its local and particularly, along <br /> its arterial streets, such as Stanley Boulevard. <br /> <br /> (b) the City's General Plan has a policy of <br /> installing landscaping and other mitigation methods <br /> tO protect adjacent land uses from adverse safety, <br /> noise and air quality impacts associated with <br /> traffic on arterial streets~ such as Stanley <br /> Boulevard. <br /> <br /> (c) there is inadequate landscaping along Stanley <br /> Boulevard in phase one of the Stanley Business <br /> Park in the area between the curb of Washington <br /> Street and Stanley Boulevard. <br /> <br /> (d) the land owners of the second phase of the <br /> Stanley Business Park will derive significant <br /> benefits from the improved landscaping along <br /> Stanley Boulevard adjacent to its site. <br /> <br /> <br />
