17. Interim measures for achieving the intent of the recommenda- <br /> tions of the soils and geologic report following street im- <br /> provements but prior to house construction shall be developed <br /> by the project's engineering geologists/soils engineers for <br /> review and approval by the City at the tentative map stage. <br /> <br />18. Prior to filing the tentative map, a preliminary utility plan <br /> shall be designed which shows the nature and extent of damage <br /> to native vegetation required to install and provide mainte- <br /> nance to utilities. This utility plan shall be designed to <br /> minimize damage to native vegetation. The final improvement <br /> plan for storm drainage and subdrains shall indicate how <br /> natural watering of native species will be maintained while <br /> meeting the dewatering requirements of the soils engineering <br /> report; these plans shall be subject to the approval of the <br /> City Engineer. <br /> <br />19. Geologic/soils studies investigating the potential hazard to <br /> the project of off-site mud flows shall be prepared to the <br /> satisfaction of the Planning Director prior to filing a final <br /> map. Any remedial work to be done on the City's property <br /> (Bernal Park) shall be done, if authorized by the City, and at <br /> the developer's expense. If authorization to remedy the <br /> hazard is not given, the project shall be redesigned, to the <br /> satisfaction of the Planning Director, to remove dwellings <br /> from the potentially hazardous area. <br /> <br />20. Final design of the recreation area/clubhouse shall be subject <br /> to review and approval by the Design Review Board. <br /> <br />21. The private, on-site streets shall be constructed as shown on <br /> the cross-sections of Exhibit 11 of the final development <br /> plans, except the minimum street width shall be 29 feet or as <br /> otherwise approved by the City Engineer. These streets shall <br /> be maintained by the property owners. Streets shall allow <br /> parking on only one side, and shall be signed to allow City <br /> enforcement, if necessary. <br /> <br />22. Unless otherwise approved by the City Engineer, the minimum <br /> radius of all cul-de-sac bulbs shall be 45 feet. <br /> <br />23. The proposed paved drainage ditches shall be constructed of <br /> concrete. <br /> <br />24. The length of the vertical curves on project streets shall be <br /> designed to the satisfaction of the City Engineer, <br /> particularly in those areas where the street grade is over 10 <br /> percent. <br /> <br /> <br />
