corner lot should be kept as close to 80 ft. wide as <br /> feasible. The relocated lot lines shall be shown on the <br /> tentative subdivision map for review and approval by the <br /> City. <br /> <br /> 8. All Walnut trees along the sirens periphery shall be <br /> retained. As many of the Walnut trees within the site <br /> shall be retained as is feasible, given the requirements <br /> of house siting. The applicant shall prepare a tree <br /> report meeting City requirements prior to submittal of a <br /> tentative subdivision map for the project which shall <br /> detail the measures necessary to save each tree. The <br /> applicant and the tree consultant shall endeavor to <br /> design on-site drainage to-minimize adverse effects upon <br /> trees to be saved~ in doing so, on-site grading shall be <br /> minimized. The street improvements for Rose Lane, curb <br /> elevation and storm drainage system shall be designed to <br /> augment the attempts to retain the Walnut trees. The <br /> tentative subdivision map shall show all on-site grading <br /> and drainage and shall show how the plan meets the <br /> recommendations of the tree study to retain the majority <br /> of the Walnut trees. <br /> <br /> 9. A final house siting plan, showing driveways and lot <br /> grading, shall be submitted for review and approval by <br /> the Planning Director prior to approval of the final <br /> subdivision map. Any tree trimming/pruning shall be <br /> shown on the plan, together with the recommendations of <br /> a tree consultant for such tree trimming/pruning. No <br /> trimming/pruning shall be allowed if the Planning <br /> Director determines it would be detrimental to the <br /> tree. <br /> <br /> 10. This project shall pay for reimbursement to others who <br /> have installed improvements benefitring this project <br /> which are covered by City-developer reimbursement <br /> agreements. <br /> <br /> 11. That rolled curbs shall be permitted along Rose Lane. <br /> <br /> 12. That the house designs shall be subject to Design Review <br /> Board approval. <br /> <br /> 13. This development shall be subject to all of the Standard <br /> Conditions of Development, except for Conditions No. 9, <br /> 11, 12, 13, 14, 22 and 25. <br /> <br /> (pud888 .roll) <br /> <br />SR:88:304 <br /> <br /> <br />
