Attachment A <br /> <br /> CONDITIONS OF APPROVAL <br /> PUD-88-8 <br /> July 5, 1988 <br /> <br /> 1. The project shall be substantially as shown on the site <br /> plan, Exhibit A, dated "Received April 15, 1988," on <br /> file with the Planning Department, except ae modified by <br /> these conditions. <br /> <br /> 2. The site development standards and uses of the project <br /> site shall be those of the R-l-10,000 District, except <br /> as modified by the attached plan. <br /> <br /> 3. Street improvements across the Rose Lane frontage of the <br /> site shall include 5 ft. sidewalk, curb/gutter, 32 ft. <br /> of pavement, and temporary, asphalt curb. Improvements <br /> shall be designed to locate the easterly future face of <br /> curb of a 36-ft. curb-to-curb street at the easterly' <br /> right-of-way line of Rose Lane. That portion of the 60- <br /> ft. right-of-way not located within the 46-ft. right-of- <br /> way provided for above may be vacated by the City and <br /> added to the project lots. <br /> <br /> 4. All utilities in Rose Lane shall be extended across the <br /> full frontage of the project site. Overhead utilities <br /> shall be undergrounded across the project frontage. <br /> <br /> 5. Water system improvements shall be included, if <br /> necessary, to meet City fire flow requirements, all Fire <br /> Department requirements for water/hydrant provisions <br /> shall be met. Sewerage system improvements designed to <br /> accommodate future flows shall be installed to connect <br /> the site to existing approved water mains. Storm <br /> drainage systems sufficient to provide site drainage <br /> shall be installed. All project public improvements <br /> shall. be designed to the satisfaction of the City <br /> Engineer. Any off-site improvements made necessary by <br /> this condition may be eligible for partial reimbursement <br /> pursuant to a standard form City reimbursement <br /> agreement. <br /> <br /> 6. Dedication of a strip of land 26 ft. wide along the <br /> southerly property line (Rose Avenue) shall be offered. <br /> at the time of subdivision. Street improvements for <br /> Rose Avenue shall be deferred, subject to a standard <br /> form City deferred improvement agreement. <br /> <br /> 7.
