Attachment X PUD-82-I0-7M July 5,1988 1. That the development be substantially as shown on the plans, Exhibit A, on file with the Planning Department. 2. That the driveway and turn-around area be designed to the satisfaction of the Fire Marshal and Planning Director. Detailed plans for the dri~eway, turn-around and site plan shall be submitted for review and approval prior to issuance of any building permits. 3. That the applicant submit detailed plans and hydrologic data on the proposed storm drain improvements for review and approval of the Planning Director and City Engineer prior to issuance of any building permits. Grading for this work shall be minimized and all areas revegetated as necessary.' 4. That the applicant shall submit a final grading and drainage plan prepared by a licensed civil engineer depicting all final grades and on-site drainage control measures, including concrete lined V-ditches to protect all cut and fill slopes from surface water overflow. This plan shall be reviewed and approved by the Planning Director prior to the issuance of any building permits. 5. That this approval is fore the expanded building envelope, pad elevation and storm drain improvements only. All other on-site improvements shall be submitted for separate review through the standard Planning and Building Department process. That the ex~cent of the proposed northern pad expansion be revised to adhere to the requirements of the Municipal Code with regard to front yard setbacks. The final location of the expanded pad at the northern property line shall be submitted for final review and approval of the Planning Director prior to issuance of any building permits. 7. That all grading shall be rounded at the edges of cuts and fills to create natural landforms. S. That all conditions of PUD-82-10 shall remain in full force and effect.
