EXHIBIT B <br /> <br /> Conditions of Approval PUD-88-3 <br /> <br /> Ordinance No. 1359 <br /> <br /> 1. That the development shall substantially conform to the plans <br /> on file with the Planning Department, Exhibit A, except as <br /> modified by these conditions. <br /> <br /> 2. That a final fencing plan be submitted for review and <br /> approval by the Planning Director prior to approval of the <br /> tentative map. This plan shall include design of all <br /> retaining walls, perimeter fencing as well as any masonry <br /> soundwall along the Vineyard Avenue frontage if determined <br /> necessary by the Planning Director. <br /> <br />3. That detailed plans depicting the amount, location, storage <br /> methods and haul route to be utilized in the event of a <br /> grading imbalance be submitted for review and approval by the <br /> Planning Director and City Engineer prior to removal of any <br /> soils from the site. <br /> <br />4. That the applicant be responsible for posting of signs at all <br /> entrances to the project detailing the limitations on <br /> construction activity and access that have been imposed on <br /> the project. Depicted on the sign shall be the permitted <br /> operating hours (Monday through Friday 8:00 a.m. to 5:00 p.m. <br /> for the house construction phase of lots 17, 18, 19, 30, 40 <br /> and 41, and 8:00 a.m. to 8:00 p.m. Monday through Friday-and <br /> 10:00 a.m. to 6:00 p.m. on Saturdays, Sundays and holidays <br /> for project grading and remainder of house construction), the <br /> prohibition on any loud radio noise, the prohibition of <br /> bringing dogs to the site and the need to utilize the <br /> Vineyard Avenue entrance driveway as the main access to the <br /> project. Failure to comply with these restrictions or any <br /> construction activity restriction established'by the City <br /> could result in the shutting down of the site for a 24-hour <br /> period at the discretion of the Planning Director. <br /> <br />5. That the applicant be responsible for its pro rata share of <br /> the costs for the northern and southern extensions of Bernal <br /> Avenue, consistent with the reimbursement agreements entered <br /> into by the City and F. Auf der Maur, et al and Chang <br /> Suo-Lin, dated February 16, 1988, respectively. <br /> <br />6. That the applicant shall provide all buyers with copies of <br /> the project conditions of approval. <br /> <br /> <br />
