Resolution No. PC-2001-57 <br />Page 3 <br /> <br />Streets and buildings have been designed and located to complement the <br />natural terrain and landscape. <br /> <br />The proposed buildings have been designed to complement the natural terrain and <br />landscaping. The site is relatively flat with introduced vegetation typical of <br />previously disturbed sites. Minimal grading would be completed only as <br />necessary to meet the required stormwater runoff collection requirements. <br /> <br />Adequate public safety measures have been incorporated into the design of <br />the proposed development plan. <br /> <br />The building would be constructed to meet the requirements of the Uniform <br />Building Code and other applicable City and State codes. The building would <br />also be equipped with an automatic fire sprinkler system. Adequate access would <br />be provided to the building for police, fire, and other emergency vehicles. <br />Through the design of the proposed development in conjunction with the <br />recommended conditions of approval, staff believes that all public safety <br />measures will be addressed. <br /> <br />The proposed development plan conforms to the purposes of the PUD <br />District. <br /> <br />The proposed PUD Development Plan conforms with the purposes of the PUD <br />district by allowing efficient usage of this odd-sized parcel with flexibility in the <br />proposed site design by not imposing restrictive development standards, such as <br />minimum yard setbacks, etc. The result is a well-designed self-storage facility <br />which would provide storage services for the residents of Pleasanton. <br /> <br />WHEREAS, the Planning Commission determined that the proposed PUD rezoning and <br /> development plan are consistent with the General Plan. <br /> <br />NOW, THEREFORE, THE PLANN1NG COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Recommends approval of Case PUD-15, the application of Bay Area Self- <br />stomge/Cubix Construction for (1) PUD rezoning of an approximately 2.69-acre <br />portion of land to PUD-I (Planned Unit Development - Industrial); and (2) <br />development plan approval to allow the construction of a 139,928-square-foot self- <br />storage facility located at 3100 Valley Avenue, subject to the conditions shown in <br />Exhibit "B," attached hereto and made part of this case by reference. <br /> <br />Section 2. <br /> <br />This resolution shall become effective 15 days after its passage and adoption <br />unless appealed prior to that time. <br /> <br /> <br />
