Resolution No. PC-2001-57 <br />Page 13 <br /> <br />58. The developer shall submit a final grading and drainage plan prepared by a <br /> licensed civil engineer depicting all final grades and on-site drainage control <br /> measures, including concrete-lined V-ditches, to protect all cut and fill slopes <br /> from surface water overflow. This plan shall be subject to the review and <br /> approval of the City Engineer and/or the Director of Building Inspection prior to <br /> the issuance of any building permits. <br /> <br />59. <br /> <br />The developer shall submit a refundable cash bond for hazard and erosion control <br />prior to issuance of an Engineering or Building Department permit. The amount <br />of this bond will be determined by the City Engineer. <br /> <br />60. <br /> <br />The developer shall grant an easement to the City over those parcels needed for <br />public service easements (P.S.E.) and which are approved by the City Engineer or <br />other easements, which may be designated by the City Engineer. <br /> <br />61. <br /> <br />Any existing well on the site shall be removed or sealed, filled and abandoned <br />pursuant to Alameda County Ordinance 73-68, prior to the start of grading <br />operations unless Zone 7 retains specific wells for observation wells, or special <br />approval is obtained from the City Engineer for temporary use of an existing well <br />for construction water. Any wells designated for abandonment or any wells, <br />encountered during construction, are to be destroyed in accordance with a permit <br />obtained from Zone 7. <br /> <br />62. <br /> <br />The developer shall submit construction plans and necessary bonds for review and <br />approval of the City Engineer for the proposed median reconfiguration in Valley <br />Avenue, driveway, and sidewalk/trail prior to the issuance of a building permit. <br />This work shall be completed prior to occupancy of the facility. <br /> <br />63. <br /> <br />The haul route for all materials to and from this development shall be approved by <br />the City Engineer prior to the issuance of an encroachment permit. <br /> <br />64. <br /> <br />The developer shall include erosion control measures on the final grading plan, <br />subject to the approval of the City Engineer. The developer is responsible for <br />ensuring that the contractor is aware of such measures. All eut and fill slopes <br />shall be revegetated and stabilized as soon as possible after completion of <br />grading, in no case later than October 15. No grading shall occur between <br />October 15 and April 15 unless approved erosion control measures are in place, <br />subject to the approval of the Building Department. Such measures shall be <br />maintained until such time as permanent landscaping is in place. <br /> <br />65. <br /> <br />The developer shall submit a dust control plan or procedure as part of the <br />improvement plans. <br /> <br />66. <br /> <br />The design of the water supply, sanitary sewer systems, and storm drainage <br />systems shall be subject to the review and approval of the City Engineer.
