Resolution No. PC-2001-57 <br />Page 12 <br /> <br />51. <br /> <br />All portions of the buildings covered by this approval shall have installed and <br />operating, fire extinguishers with a minimum 2-A:10-B:C rating. The fire <br />extinguishers shall be located within a 75' 0" radius of each other. <br /> <br />52. <br /> <br />All access restricting gates installed for this development shall be equipped with a <br />remote control mechanism to permit emergency activation from the <br />communications console at the Police Department. This shall consist of direct <br />connection hardware, radio control, or other mechanism approved by the Police <br />Department. All access gates shall be identified on the plans submitted for <br />issuance of building permits and the type of remote control mechanism shall be <br />identified. <br /> <br />53. <br /> <br />The developer shall record an "open offer of street dedication" for the possible <br />extension of Boulder Street easterly from Valley Avenue across the project site as <br />shown on the approved development plan and shall be shown on the parcel map <br />recorded to subdivide this parcel into two lots. The open offer of dedication shall <br />be reviewed and approved by the City Attorney, City Engineer, and Planning <br />Director before recordation. <br /> <br />54. <br /> <br />55. <br /> <br />56. <br /> <br />The extension of Boulder Street across the project site shall be the responsibility <br />of the City of Pleasanton. The City will be responsible for reconstructing the <br />driveway entrance to the project site, installing new landscaping and irrigation <br />lines, project identification signage, etc. <br /> <br />Prior to issuance of a building permit, the developer shall pay to the City the <br />development's pro-rata share of costs associated with the provision of a traffic <br />signal at the Valley Avenue/Boulder Street intersection. <br /> <br />The paving sections for the on-site parking and drive areas shall be designed on <br />the basis of an R-Value test and a traffic index to carry the anticipated traffic <br />loads. This design shall be subject to the approval of the Director of Building <br />Inspection. The minimum paving section shall be 2" of asphalt concrete (A.C.) <br />on a 6" asphalt base (A.B.). The minimum A.C. pavement slope shall be 1%. For <br />pavement slopes less than 1%, the surface runoff shall be carried in a concrete <br />gutter to an acceptable point of discharge. The minimum slope for concrete gutter <br />shall be 0.5%. <br /> <br />57. <br /> <br />The developer shall install street frontage improvements per Chapter 19.40.010 of <br />the Pleasanton Municipal Code and to the satisfaction of the City Engineer. <br />These improvements may include, but are not necessarily limited to, grading, curb <br />and gutter, sidewalk, paving, storm drain, sanitary sewer, water facilities, street <br />lighting, underground utilities, traffic control devices, landscaping, and automatic <br />irrigation systems. <br /> <br /> <br />
