EXHIBIT "B.I" <br /> PLANNING COMMISSION <br /> PUD-87-22-1M <br />CONDITIONS OF APPROVAL (Rev. November 28, 2001) <br /> <br />Planning <br /> <br />Development shall be substantially as shown on the development plan and the <br />applicant's statements, Exhibit "A", dated "Received September 14, 2001; <br />October 9, 2001; October 15, 2001; October 17, 2001; and November 13,2001" <br />on file with the Planning Department, except as modified by the following <br />conditions. Minor changes to the plans and statements may be allowed subject to <br />the approval of the Planning Director if found to be in substantial conformance to <br />the approved exhibits. <br /> <br />2. Except as modified below, all conditions of approval for Case PUD-87-22 shall <br /> remain in full force and effect. <br /> <br />3. The rear 1.97 acres of the subject site shall be subject to the uses and site <br /> development standards of the Public and Institutional (P) zoning district. <br /> <br />4. The use of the property as a park shall be subject to the conditions of approval for <br /> CUP-39. <br /> <br />5. Prior to issuance of a building permit, the applicant shall submit color samples for <br /> the pavilion and the storage shed for review and approval by the Planning <br /> Director. The colors shall be compatible with those used on the existing church <br /> building. <br /> <br />6. The applicant shall submit a final lighting plan for the site for the review and <br /> approval by the Planning Director prior to issuance ora building permit. Lighting <br /> in the park shall be limited to that underneath the roof of the pavilion and shall be <br /> directed away from adjacent residences. <br /> <br />7. All utilities required to serve any existing or proposed development on-site shall <br /> be installed underground, unless otherwise determined by the City Engineer. <br /> <br />The applicant shall enter into an agreement with the City, approved by the City <br />Attorney, which guarantees that all landscaping and open space areas included in <br />this project will be maintained at all times in a manner consistent with the <br />approved landscape plan for this development. Said agreement shall mn with the <br />land for the duration of the existence of the structures located on the subject <br />property. <br /> <br />9. A final landscape plan and irrigation plan shall be submitted to and approved by <br /> Planning Director as part of the building permit plan set prior to issuance of an <br /> <br /> <br />
