15. <br /> <br />16. <br /> <br />17. <br /> <br />18. <br /> <br />19. <br /> <br />20. <br /> <br />21. <br /> <br />22. <br /> <br />Unless otherwise approved by the Planning Director, any emergency electricity generators in- <br />stalled at the site shall utilize a natural gas fuel source or, if not feasible to provide emergency <br />power, such emergency generators shall incorporate best available control technologies designed <br />to minimize air pollution emissions. <br /> <br />The applicants shall establish a hotline during construction for neighbors to call if construction- <br />related problems occur. The applicants shall also designate a long-term representative for City <br />staff and neighbors to contact if issues arise during operation of the business. <br /> <br />Truck deliveries shall not occur between the hours of 7:00 p.m. and 7:00 a.m. Under no circum- <br />stances shall trucks be allowed to wait at the gates idling. <br /> <br />Prior to issuance of a building permit, the applicants shall demonstrate to the satisfaction of the <br />Planning Director that the exhaust fans and stack heights have been designed to meet all applica- <br />ble regulations of emissions of hazardous materials. <br /> <br />At the conclusion of the toxic remediation measures for the subject site, a final report of the toxic <br />remediation measures shall be submitted to the Planning Director. <br /> <br />The applicants shall install a trash receptacle and lighted bus shelter in the bus pull-out area <br />shown on the development plan. These shall be maintained by the property owner of the subject <br />property. The applicants shall consider incorporating public art as part of the bus shelter design. <br />The bus pull-out area, shelter, lighting, and trash receptacle design shall be approved by the <br />Planning Director and City Engineer prior to issuance of project building permits. An en- <br />croachment permit shall be obtained prior to installation. <br /> <br />Unless otherwise approved by the Planning Director through a temporary conditional use permit, <br />no amplified music shall be allowed in the outdoor areas after 8:00 p.m. <br /> <br />The applicants shall make the following modifications/revisions to the building de- <br />sign/architecture: <br /> <br />Reveals shall be added to the precast concrete wall portions of the parking structure to <br />match the reveals on the building walls. <br /> <br />The roof screens for all three-story buildings shall conform to the roof screen heights <br />shown on the "LEED Roof Screen" elevations and sections dated "Received November <br />7, 2001." <br /> <br />The southerly end of Building A shall conform to the "Increased Glazing" elevation <br />dated "Received November 7, 2001 ." <br /> <br />Said modifications shall be submitted in conjunction with the plans submitted for issuance of <br />building permits and shall be subject to the review and approval by the Planning Director prior to <br />issuance of building permits for the project. <br /> <br />Conditions of Approval P UD-I 6 Page 3 <br /> <br /> <br />
