50. <br /> <br />51. <br /> <br />52. <br /> <br />53. <br /> <br />The project developer shall enter into an agreement with the City, approved by the City Attor- <br />ney, which guarantees that all landscaping and open space areas included in this project will be <br />maintained at all times in a manner consistent with the approved landscape plan for this devel- <br />opment. Said agreement shall run with the land for the duration of the existence of the structures <br />located on the subject property. The project developer shall incorporate into the landscape main- <br />tenance agreement specific provisions for maintenance of the fountain in the lake. <br /> <br />The applicants shall endeavor to gain permission from CalTrans to landscape the CalTrans right- <br />of-way adjacent to the southern end of the subject site near the 1-680 on-ramp. Said landscaping <br />shall consist of native grasses and trees similar to those planned along the Sunol Boulevard <br />frontage between the Arlington Drive driveway and the southem property line. A landscape plan <br />for the CalTrans right-of-way landscaping shall be subject to review and approval by the Plan- <br />ning Director prior to installation. <br /> <br />In the event that Sycamore Creek is extended along the northern perimeter of the site, the appli- <br />cants shall modify the landscaping and grading on the north side of Buildings G and H as neces- <br />sary to accommodate the creek alignment. <br /> <br />The landscape/hardscape plan shall be modified/revised as follows: <br /> <br />The color of the hardscape materials shall be modified to incorporate some warmer hues <br />which are complementary to the building colors. <br /> <br />Trees at the south end of Building A and the ring road shall be modified to retain views <br />of the south end of Building A from 1-680. <br /> <br />Tree sizes on the landscape plan shall be modified to conform to the tree mitigation plan <br />in the development review binder. <br /> <br />The Sunol Boulevard median tree landscaping shall be extended to the southern end of <br />the median north of Arlington Drive, but tree planting shall be such that views of the lake <br />are maintained from the western windows of 301 Diamond Court. <br /> <br />The Sunol Boulevard median landscaping shall be extended to the southern end of the <br />subject site near the 1-680 on-ramp. The applicants shall not be responsible for landscap- <br />ing the portions of the median that have been landscaped by the Castlewood Heights de- <br />veloper. <br /> <br />The applicants shall install street trees on the western side of Sunol Boulevard from the <br />project site to Junipero Drive. Street tree planting, size, and species shall be consistent <br />with the proposed street trees along the project frontage. <br /> <br />Said modifications shall be submitted in conjanction with the plans submitted for issuance of <br />building permits and shall be subject to the review and approval by the Planning Director prior to <br />issuance of building permits for the project. <br /> <br />Conditions of Approval PUD-16 Page 8 <br /> <br /> <br />
