Resolution No. PC-01-46 <br />Page 3 <br /> <br />Exhibit "B" <br />PUD-81-30-84D <br />Conditions of Approval <br /> <br />The office development covered by this approval shall be constructed <br />substantially as shown on the development plans, Exhibit "A", dated "Received <br />September 7, 2001 ", on file with the Planning Department, except as modified by <br />the following conditions of approval. Minor changes to the plans may be allowed <br />subject to review and approval of the Zoning Administrator, if found to be in <br />substantial conformance with the approved exhibits. <br /> <br />The building permit plan set submitted for issuance of a building permit shall <br />incorporate the Alternate Tower Design A and the angled entrance tower <br />orientation shown on Page EL-1 of Exhibit "A". <br /> <br />Prior to issuance of a building permit, the landscape plan shall be revised to show <br />the addition of small, ornamental trees at the base of the columns on the east <br />elevation of the building for the purpose of providing additional interest and <br />screening. The landscape plan shall indicate the species, size, and location of the <br />proposed trees and shall be subject to review and approval by the Planning <br />Director. <br /> <br />Prior to issuance of a building pemfit, the site plan shall be modified to indicate <br />that the outdoor plaza located west of the building shall be a designated "non- <br />smoking" area. <br /> <br />Prior to issuance of a building permit, the site plan shall be modified to reflect an <br />extension of enhanced paving on the north side of the building. The extension <br />shall connect the two pathways extending to the north of the building through the <br />parking area. The modified site plan shall be subject to review and approval by <br />the Planning Director. <br /> <br />Design review approval for the office building shall lapse within one (1) year <br />from the date of approval unless a building permit is issued and construction has <br />commenced and is diligently pursued toward completion, or an extension has <br />been approved by the City pursuant to Section 18.20.070 of the Municipal Code. <br /> <br />The developer shall pay any and all fees to which the property may be subject <br />prior to issuance of building permits. The type and amount of the fees shall be <br />those in effect at the time the building permit is issued. <br /> <br />Prior to the issuance of a building permit, the developer shall pay the required <br />commercial development school impact fee as prescribed by State Law and as <br />adopted by the Pleasanton Unified School District. <br /> <br /> <br />
