Resolution No. PC-01-40 <br />Page 4 <br /> <br />EXHIBIT "B" <br /> <br />CONDITIONS OF APPROVAL <br />Case PUD-12 <br />457 Kottinger Drive <br /> July 11, 2001 <br /> <br />The residential project covered by this PUD development plan approval shall be <br />constructed substantially as shown on the development plans, Exhibit "A", dated <br />"Received April 23, 2001", on file with the Planning Department, except as <br />modified by the following conditions of approval. Minor changes to the plans <br />may be allowed subject to review and approval of the Zoning Administrator, if <br />found to be in substantial conformance with the approved exhibits. <br /> <br />In the event that the project developer fails to record a final map within two years <br />of PUD approval, this development plan shall be of no further validity and the <br />developer shall be required to submit the same or a new development plan for <br />City approval prior to development of the site. <br /> <br />This PUD shall be subject to the uses of the R-1 (Single- Family Residential <br />District). Permitted and conditionally permitted uses shall be allowed as specified <br />in Chapter 18.32 of the Pleasanton Municipal Code. <br /> <br />This PUD shall be subject to the site development standards of the R-I-20,000 <br />zoning district, except as modified by the development plan and these conditions. <br /> <br />The following development standards shall apply to all accessory structures in <br />this PUD: <br /> <br />The floor area of individual accessory structures shall be limited to a <br />maximum of 800 square feet. <br /> <br />No accessory structures shall be permitted above an elevation of 436 feet. <br />All future design review applications for accessory structures shall be <br />accompanied by a grading plan that clearly calls out the elevation of the <br />proposed structure and nearby grading contours. <br /> <br />Accessory structures shall be designed to minimize grading on the site. <br /> <br />Side setbacks on Lot 1 shall be 5 feet.from the western side property line <br />and 10 feet from the eastern side property line. <br /> <br />Side setbacks on Lot 2 shall be 5 feet from the eastern side <br />property line and 10 feet from the western side property line. <br /> <br /> <br />
