Resolution No. PC-01-40 <br />Page 3 <br /> <br />The proposed development plan conforms to the purposes of the <br />PUD District. <br /> <br />The developer was able to propose two residential homes that limit the <br />type and amount of grading which can occur. The development standards <br />as proposed and conditioned accomplish the goals of the PUD district. <br /> <br />WHEREAS, <br /> <br />the Planning Commission determined that the proposed development <br />provides the correct mix of density, architectural design, and grading <br />attributes to make it compatible with the existing neighborhood. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Recommends approval of Case PUD-12, the application of Bob Walsh for <br />PUD development plan approval to subdivide a 1.4-acre lot into two lots <br />measuring 21,518-square-feet and 39,204-square feet in size, and to <br />construct one 3,288-square-foot custom home with a 920-square-foot <br />garage on each lot located at 457 Kottinger Drive, subject to the <br />conditions shown in Exhibit "B," attached hereto and made part of this <br />case by reference. <br /> <br />Section 2. <br /> <br />This resolution shall become effective 15 days after its passage and <br />adoption unless appealed prior to that time. <br /> <br />THIS RESOLUTION ADOPTED BY THE PLANNING COMMISSION OF THE CITY <br />OF PLEASANTON ON11TH DAY OF JULY 2001 BY THE FOLLOWING VOTE: <br /> <br />AYES: <br />NOES: <br />ABSENT: <br />ABSTAIN: <br /> <br />Commissioners Arkin, Harvey, Maas, Roberts, and Sullivan <br />None <br />Commissioner Kameny <br />None <br /> <br />ATTEST: <br /> <br />City Clerk <br /> <br />Matt Sullivan <br />Chairperson <br /> <br />APPROVED AS TO FORM: <br /> <br />Larissa Seto <br />Assistant City Attorney <br /> <br /> <br />
