Resolution No. PC-01-40 <br />Page 15 <br /> <br />review and approval prior to installation. All required inspections and witnessing <br />of tests shall be completed prior to final inspection and occupancy of the <br />building(s). The fire alarm system shall be monitored in accordance with the <br />Pleasanton Municipal Ordinance #1778. The fire alarm system shall transmit <br />zone information to a UL listed Central Station as specified in the Ordinance. <br /> <br />Police <br /> <br />74. <br /> <br />If required by the Police Department, the building covered by this approval shall <br />be equipped with an alarm system, the type to be approved by the Police <br />Department and that this system shall be installed prior to occupancy of the <br />building. <br /> <br />Engineering <br /> <br />75. <br /> <br />The project developer shall submit a final grading and drainage plan prepared by <br />a licensed civil engineer depicting all final grades and on-site drainage control <br />measures, including concrete-lined V-ditches, to protect all cut and fill slopes <br />from surface water overflow. This plan shall be subject to the review and <br />approval of the City Engineer and/or the Director of Building Inspection prior to <br />the issuance of any building permits. <br /> <br />76. <br /> <br />The perimeter of all building foundations shall be designed with subdrains. Said <br />drains shall be connected to the street gutter or other means acceptable to the City <br />Engineer. <br /> <br />77. <br /> <br />All roof leaders on the homes shall be connected to the street gutter or with other <br />means acceptable to the City Engineer. <br /> <br />78. <br /> <br />All existing drainage swales that are filled shall have subdrains installed unless <br />otherwise approved by the City Engineer and the Developer's Soils Engineer. All <br />subdralns shall have cleanout installed at the beginning of the pipe. The bottom <br />of the pipe shall terminate in a storm drain or other storm drain outfall; subject the <br />approval of the City Engineer. The applicant's engineer shall submit a final <br />subdrain location map to the City Engineer prior to acceptance of the Public <br />Improvements It shall be the responsibility of the homeowner to relocate the <br />subdrains, if during the excavation of a pool or other subsurface structure the <br />subdrains is encountered. All owners within the subdivision shall receive notice <br />of the presence of these subdrains. The City Attorney shall approve said notice. <br /> <br />79. <br /> <br />The applicant shall install individual water services with individual booster pumps <br />on each lot. The project developer's engineer shall determine the water lateral size <br />to the lot after sizing the booster pump system. The booster pump shall be <br />installed within the garages unless otherwise approved by the Planning Director <br />and City Engineer. The applicant shall give notice to any prospective owners of <br />the maintenance of the booster pump and associated equipment. <br /> <br /> <br />
