Resolution No. PC-01-35 <br />Page 7 <br /> <br />22. <br /> <br />All mechanical equipment shall be constructed in such a manner that noise <br />emanating from it will not be pemeptible beyond the property plane of the subject <br />property. <br /> <br />23. <br /> <br />All trash and refuse shall be contained completely within the trash enclosure. The <br />materials, color, and detailing of the enclosure walls shall match the building <br />design and the gates shall be corrugated metal or solid wood. The location and <br />design of the enclosures shall be shown on the plans submitted for issuance of <br />building permits and shall be subject to the approval of the Planning Director. <br />Trash containers shall be stored within the enclosure at all times, except when <br />being unloaded. <br /> <br />24. <br /> <br />Prior to issuance of a building permit and commencement of grading, the <br />applicant shall contact the applicable Pacific Bell right-of-way agent and receive <br />written approval for any of the necessary grading and for the trash enclosure <br />location shown on Exhibit "A". Should Pacific Bell not allow the trash enclosure <br />in the proposed location, the applicant shall submit to the Planning Department <br />for review and approval a revised site map showing an alternative location in the <br />rear portion of the site. <br /> <br />25. <br /> <br />The location of any pad mounted transformers or other utility equipment/boxes <br />shall be subject to approval by the Planning Director prior to issuance of permits <br />by the Building Department. Such transformers or utility equipment shall be <br />screened by landscaping or contained within an enclosure matching the building <br />and with corrugated metal gates. All transformers and utility equipment/boxes <br />shall be shown on the plans submitted for issuance of building permits. The <br />proposed transformer shown on Exhibit "A" shall be relocated outside of the <br />Public Service Easement (P.S.E.). The project developer shall attempt to locate <br />transformers and utility equipment/boxes at the rear of the site. <br /> <br />26. <br /> <br />Prior to occupancy of the office building, all parking spaces shall be striped. <br />Wheel stops shall be provided unless the spaces are fronted by concrete curbs, in <br />which case sufficient areas shall be provided beyond the end of all parking spaces <br />to accommodate the overhang of automobiles. <br /> <br />27. <br /> <br />The approved building materials and colors shall be stated on the plans submitted <br />for issuance of building permits. <br /> <br />28. <br /> <br />Staff shall carefully monitor the color of the glass. If, as determined by staff, the <br />color is too dark the color shall be changed to a lighter color. The final glass <br />color shall be resolved to the satisfaction of the Planning Director before issuance <br />of a building permit. <br /> <br />29. <br /> <br />All backflow prevention devices installed with the development shall be painted <br />forest green (Pantone Color System Number 2030) and shall be screened from <br />view from public/private streets. Screens shall consist of berms, walls, or <br />landscaping satisfactorily integrated into the landscape plan. Landscape screens <br /> <br /> <br />
